Toronto Raptors eye Exhibition Place as home for new practice facility

A long-discussed new practice facility for the Toronto Raptors may be built on the grounds of Exhibition Place.

Maple Leaf Sports and Entertainment, the City and Exhibition Place are in negotiations over a proposal for real estate on the north side of Medieval Times, according to a notice about an upcoming public meeting to discuss the plan.

Exhibition Place says renderings for the 1.4-acre project will be presented at that August meeting.

Why do they need a new practice facility when they have a practice court in the ACC already?

2 reasons....1) MLSE is committed to providing their teams with "state of the art" practice facilities....the Leafs have the Mastercard Centre and TFC has the Kia Training Grounds......the Raptors are the odd man out and building something bigger/better needs a bit of land.....2) from a real estate perspective, using expensive space at Bay and Front for practices does not make sense.....the rumour is the old practice gym would become a night club....so generate money from valuable space.
 
Why do they need a new practice facility when they have a practice court in the ACC already?

When the ACC was built they were innovative and "state of the art" but the practice area and weight room etc. are some of the smallest in the association.
Plus I think Drake's new "The6 nightclub" will go in the vacated space. ;)
 
Well we can all admit that this is going to be a hog of a building, what with Baldwin&Franklin and Guernsey working on it!

There isn't that much room immediately north of Medieval Times... Unless they're referring to the baseball field.

Why not join the MLSE practice facilities and build an addition onto the Mastercard Centre itself? Tons of room there.

This report seeks Council's approval for the long-term lease of a land parcel at the west end of the Exhibition Place grounds to Maple Leaf Sports & Entertainment Ltd. ("MLSE") for the construction and operation of a 68,000 sq. ft. high-performance basketball development and training centre and to declare the subject lands surplus to City requirements. This training centre will include two indoor basketball courts along with a range of ancillary areas.

MLSE has committed, as part of the proposed lease agreement, to making the majority of the daytime and evening basketball court time available for community use. The majority of the remaining time will be used for the training of the Toronto Raptor National Basketball League team. Parks staff have indicated that the availability of these basketball courts for community use will address a shortage of premium indoor basketball space in the south downtown.

Staff have also determined that the proposed level of community usage will make the portion of the centre that is open to the public eligible for a property tax and development charge exemption if the facility is designated as a Municipal Capital Facility. This report recommends that Council direct staff to enter into a Municipal Capital Facility agreement with MLSE for the proposed facility.

The proposed land lease will result in an annual rental payment of $205,000, with periodic adjustments for inflation, to the Board of Governors of Exhibition Place.
