Good to see in the renders that the TORONTO TEMPO's new "Recreation Facility" plan does not appear to move or impede anything at the Fred Victor 'Blue Tent' homeless shelter site next-door...

TEMPO site is a big surface parking-lot now that is mostly use for staging of trailers and transports during Convention load-in / load-out processes at the larger buildings on the CNE grounds.

I am happy to see another empty/parking lot filled in the near waterfront area of the city. I have always been interested in what several lots in the waterfront area or south of the Gardiner would look like in the future. I highlighted this site in Red. I am curious about the sites I highlighted in Blue and if perhaps one day they too may or could be developed into something other than what they are now. I remember once seeing that triangle parcel wedged between the tracks and expressway planned as a park with a playground as part of the under the Gardiner plan, not sure if that still is the plan or not. ideally i would like to see the armouries building and adjacent parking areas/lots redeveloped into more condos with the building incorporated into the base, if possible, and the armouries moved to the area next to the HMCS York building down the street. i think it would fill in the last space between the condos in the Fort York area and connect with the CNE Grounds while completing the fill in of the area south of the Gardiner and Fort York.
 
This is not a private practice facility, but a public-private partnership (P3) with the City of Toronto (via CreateTO) entering into a long-term land lease and requiring:

at least 2,200 hours of annual access for community programming, including use of the gym, training spaces and multi-purpose rooms. To meet community needs, programming will be developed in collaboration with the local councillor, and is expected to include registered and drop-in programs, permit allotments and seasonal CampTO offerings

Accordingly I am curious how HOK was selected as architect and whether there was any kind of public procurement process or design competition for this public-private partnership.

Our hometown firm MJMA does fantastic athletics and community buildings (link to portfolio) and would have been a great fit for this project. Did they have an opportunity to express interest or submit a bid on this P3?

They're currently building a substation for the Ontario Line here. Not sure if the amount of room leftover is worth turning into a park.

This is a beautiful building and I like how the design references the Princes' Gate. I've seen some people saying this was a missed opportunity for more density, but not every development needs a tower plonked on top. Single story developments like this are the exception, not the norm.
It is frustrating that too many North Americans see density either as a tower or a one story building!
