Some lowrise multi-unit residential intensification in the southwest quadrant of the Yonge & Sheppard area:



19 POYNTZ AVE
Ward 18: Willowdale

Propose to demolish the existing single detached home and redevelop the site with a 3 storey plus 1 level of basement apartment building. The proposed building will contain 8 dwelling units, a total Gross Floor Area (GFA) of approximately 832.4 sq. m. Parking and loading spaces are not being provided.

Less than 200 metres from a subway interchange station, 25 metres from Yonge street, and literally across the street from 45 storey towers, really would've expected (and preferred) something a lot bigger. This could very well be torn down in 15 years to build more towers. There would be one single family home wedged between this and 23 Poyntz, a 9s mixed use building proposed back in March.

edit: just realized this is actually across the street from an entrance to the subway. Not even 20 metres away.

Hmmm,… Coming Soon signage is gone,… and core drilling again,… looks like they’ll resubmit by year end for something bigger

A couple months ago, I spoke to the Core-Drilling guy,.... they were core-drilling 19 Poyntz,... plus #15 adjacent to the east and #23 to the west - not #21 Poyntz,... which already had fresh core-drilling plates! Anyways, #23 Poyntz is part of land assembly that included 25 & 27 Poyntz - originally a 4-storey proposal then 9-storey proposal,... it looks like a 5-6 lot land assembly here....

But now 27 is being severed off - which I suspect to make it easier to convey to City - it's unbuildable due to City's unofficial Beecroft South Extension but there's height and density associated with the site.

Incoming 40 to 50 storey building proposal!

The new - not yet approved, but that never stopped anyone including Developers and CityPlanning! - North York Centre Secondary Plan will likely allow about 45-storey here,... then add in height/density transfer from #27,... and you get a smudge over 50-storey - in the 160m height range, comparable to Tridel Hullmark Centre North Tower, Menkes Gibson Square and Menkes 4800 Yonge (under construction now),.... all with direct Subway Connection - which this site does NOT have!

The original North York Centre Secondary Plan had a 100m height limit (about 30-storey) and maximum allowable Density of 4.5FSI,.... but around 2009, Menkes Gibson Square got 42-storey and 6FSI at OMB - setting the new standard that Development Proposals at Prime Corner with Direct Subway Connections are entitled to get 5.96FSI with more height,... which was granted for Tridel HullmarkCentre (45 & 35-storey) and Bazis EmeraldPark (40 & 32-storey; averaged FSI after Density Transfer from Lansing United Church) - this reflects the current Built Form in the area - consistent 100m height limit (30-storey) throughout but higher at Prime Corners with Direct Subway Connection!

In February 2020, 5300 Yonge got Double Density at OMB, many other Development Proposals started getting Double Density,... but most (like Menkes 4800 Yonge) not completed yet.
