I wonder if precedent has any real value in cases where the market has changed drastically since the existing structures were built? Also what if the original buildings to go up failed to utilize nearby infrastructure?

There are basis in planning for new precedents to be set; but the barrier is always lower, when an existing precedent serves your purpose.

This is not a legitimate consideration at the level an individual planning application. This is exactly what an MTSA addresses, which, this site is within.

Site size: ~33,000ft2 typically enough for two towers. (The Toronto Maps site property parcel function isn't working this right now, so I can't see the easements)

* note, one can see that these properties currently lack a sidewalk this indicates the need for about an 8m setback which reduces the site to ~24,000ft2

A singular tower thus becomes more likely.

Thanks, they are MISSING the CreateTO "Housing Now" site at 1250 EGLINTON WEST in that image, but it will be good to "borrow" their context images as we try to improve that over-station site.

 
93 car parking spaces seems like altogether too many for a place with this good transit and biking connections. This should be an almost wholly transit oriented development. But the general thrust of the development, and the conceptual understanding of the area is right.

Eyeballing it, that future state map is showing the development of roughly 7000 units. What's needed is similar developments to the east side as well. It would be equitable and good for the city to have similar density on other side of the Allen.
