Just west of Queen and Coxwell, former Knob Hill Farms site. Six storeys with six two-bedroom residential units and ground-floor retail.

Is this being done by the same developer as the adjacent site? The design looks very similar. It will almost look a bit strange to have those two sites with such narrow mid rise buildings. There are separate C of A applications for 1598- 1600, 1602 and 1604 Queen. Not sure what's going on here.
 
Um am i reading this drawing correctly? You need to leave your apartment to go up to the bedrooms and or down to the living/dining area? That seems a little odd?
 
The neighboring property is going to mass timber by Waverly Developments, this appears to be Knob Hill farms and one of the Stravo family members.

This appears to be a new modular midrise prefabricated development development by a company called "R-houz". The model is a standardized "avenues" plan midrise that can be ported to any site. The development site next door seems to be the same. The project advertises mass timber construction with a claimed assembly time of 4 months:

Uninspired!

Poor fit w/adjacent retail.

First floor should height match the first floor of the adjacent store front. It should then use a similar (not identical) moulding/border treatment to visually separate the retail and residential floors.

Likewise, match the second floor height alignment. Then either, do a slight set back from the third floor up; or match the pattern of the second floor on a third, then do the setback.

Also, way too many bloody doors. Residential access should be consolidated.
