Toronto Emerald Park Condos | 128.92m | 40s | Bazis | Rosario Varacalli

Nope. On a cost perspective they shouldn't because they will only break again. One door aparently costs 3k...

Well I mean are they planning to redesign them? Or are they happy just leaving caution tape and boarded up glass?

Ah it's Bazis. I probably already know what the answer will be. Should match nicely with the TTC entrances

Revolving doors are very expensive as are electronic sliding doors. Cheapest solution would be framed doors like what the office entrances use. Just the engineers to design the new doors will probably be 10k. Then the manufacturing would be extremely expensive because you will only be doing 3 doors. There probably wont be a redesign until the 10th time the door breaks down. There should be a warranty on them from the builder but it's Bazis...

We get very, very little updates, management is non existant down here as well.

Just got back from my 2 week vacation. Good to see the hoarding has returned on the TTC side entrance. Doors are still boarded up in the mall. Handicap open button on door of residential towers no longer work. Every time I have to walk into Hullmark to use the TTC, it amazes me how big of a gap there is between a good developer like Tridel and a garbage developer like Bazis. As if it weren't bad enough already, how do you even expect to attract business or investors into the mall when you have freakin' WOODEN BOARDS in place of doors for over 2 months now.

What do you expect them to put on their promotional website? "Hey. Check out the empty mall we built. Check out this sign in the subway station blaming us for problems. Keep that in mind when you thing about buying from us"

How long does it take for Bazis staff to screw in a lightbulb? You'll find out after they manage to get a proper permit to do the work and pass fire inspections.

It really depends,... as the almighty Bazis Project Manager Jonathan Gold has to hold the lightbulb up to the light socket,.... then wait as the entire universe revolves around him!

And while us mere mortals still focus on Bazis EmeraldPark delayed TTC subway entrance, those 3 broken mall doors, floods, water damage, damaged sidewalks, low WestTower ceiling height, withholding taxes, peeling paint, delays in store renovation approvals, , Metro bailing, LCBO stalling, etc,.... the almighty Bazis Project Manager Jonathan Gold has dedicated his entire life to his ultimate life fulfillment,..... holding up that one lightbulb,... and waiting for the entire universe revolve around him!

And this folks, have sadly summarized how totally useless Bazis and their project manager Jonathan Gold has been at EmeraldPark!

For all of you wondering who Jonathan Gold is, check this link for his photo and if you see him at Emerald Park, ask him about the tunnel closure, door repairs, when will he have 2nd floor retail tenants or anything else on your mind. He's probably a very friendly man glad to answer all your questions.

Best way to reach him is by his personal cell phone,.... as recommended by TTC

The Poke place seems to be relatively popular with the office folks nearby. There are signs of life at the mall; it's just too bad Bazis abandoned it.

Located right between the main mall doors on Poyntz (that nobody uses) and the subway entrances (that's still blocked off!)

Poke Eats specialize in Hawaiian Japanese cuisine,.... something nobody else does in NorthYorkCentre,.... and only a few in GTA.

Now my most recent worry is what if Bazis simply has no money? The doors down here and wall paint which should be covered by warranty have not been fixed for months. No way would Bazis suicide their public image over mishandling this one project when they have 4-5 more developments in the works. They perhaps may be over-leveraged.

Bazis couldn't care less about EmeraldPark, nor their public image,.... because Bazis' next 4-5 projects are basically all sold out. And after Bazis deliver their next 5 project with the same crappy quality they put into EmeraldPark,.... Bazis will be gone! It looks like Bazis Inc (Canada) is set to bail in 5 years (2022).

When did Bazis ever cared about their reputation? Remember in 2007, Bazis marketed their 1 Bloor East project with advertised condo prices of 300K to $2 million and had hundreds of people lining up a week in advance at Bloor and Yonge,.... then just before sale office opens, they increase the price $500K to $8 million! Bazis has always treated their customers like suckers! Then after their banker Lehman Brothers went under and their home banker (Michael Gold's father-in-law) didn't come through,... Bazis lost about $30 million when they were forced to sell 1 Bloor East site,... Karma is great!

Even though Bazis does all the architecture design work, marketing, and usually sells out before construction,... Bazis still has to partner with other more established developers to get financing, which cuts into profit! Here's a list of Bazis' projects from EmeraldPark forward (left out previous CrystalBlu and 1BloorEast (failed-force sale of site)):

EmeraldPark - dual flair-top green towers near Yonge&Sheppard (built with partner Metropia & Plaza)
development application: Jul 7, 2008
completion: WestTower condo March 2015 to Office in January 2016

Exhibit - messily stacked white cubes across from ROM (built with partner Metropia & Plaza)
development application: Feb 20, 2009
completion: (Spring 2017)?

e-condo - black towers with red amenity floors and pool in the sky at Yonge&Eglinton (built with partner Metropia & RioCan)
development application: Dec 14, 2011
completion (estimate): (2019-2020)? Note: This one is quite tall!
status: 4th floor of cement forming

1 Yorkville - aluminum twisting fin exterior near Yonge&Bloor (built with partner Plaza),.... Hmmm, why is Bazis long time partner Metropia gone??? Metropia usually does some of the developer's Project Management whereas PlazaCorp is usually the silent partner.
development application: Oct 4, 2013
completion (estimate): (2020-2021)?
status: foundation forming and starting parking level

Notice a pattern here? Every 2 years Bazis will submit a development application for a condo project that'll take them about 8 years to complete (Tridel only took 5-6 to complete the larger Tridel HullmarkCentre). Thus, to maintain Bazis condo development pipeline, I expected Bazis to submit condo development application in 2015 and then in 2017,.... but instead of condo towers, Bazis have now focused on stacked townhouses. Huh??? Toronto is in a condo boom,... and condo builder Bazis switches over to townhouses??? Why???

Stack townhouses usually takes about 3 years from development application to completion,.... but I'll add an extra year in the completion estimates since this is Bazis,.... well, at least Bazis could get financing themselves without partner for townhouse project!

Estates On Bayview - stacked townhouses with 20 units at Bayview & 401
development application: Dec 21, 2015
completion (estimate): (2018-2019)

OASIS on Lawrence - stacked townhouses with 39 units on LawrenceWest near Allen Rd
development application: not submitted yet but expected in 2017
completion (estimate): (2020-2021)?

Huh???? So Bazis goes from building mixed-used developments like EmeraldPark with about 600 residential-condo units, 75 retail-condo units and 60 office-condo units,.... to stacked townhouses with only 20 - 39 units???? While, the condo market is still hot in Toronto,... Bazis talented architect Roy Varacalli (one of the most talented architect stationed in Toronto) is now designing townhouses? Why??? The townhouse projects fill a gap and their last townhouse project (OASIS on Lawrence) should complete around the same time as their last condo project (1 Yorkville) is completed,.... around 2021,.... Hmmmm,.... add another year for all the condos' final closing dates and transferring of power to condo boards,... then Bazis Canada will minimize their legal obligations by 2022,.... and that's when Bazis Canada will likely shut down!

Bazis Canada is not a large developer like Menkes or Tridel that have multiple divisions and assets. Tridel group includes their own in-house construction company Deltera, Del Realty sales team, Del Property Management, DelSuites Furnished Rentals, Del Condominium Rentals, etc,... Bazis Canada is like a "pop-up" developer, they only came here for the condo-boom, they contract everything out (TMG builders for construction, BakerRealEstateInc for marketing, FirstServiceResidential for property management, NewConceptBrokerage (Century21/RoyalLePage) to sell remaining and defaulted units, etc,... ); Bazis Canada is NOT here to stay! Bazis Canada was never set up to stay,.... minimal assets here, everything is contracted out and Bazis screws over everyone - customers, clients, contractors, partners, city staff, TTC, councillors, etc,.... Bazis Canada never planned to stay.

Bazis Canada is really just a Mom&Pop boutique developer: President Michael Gold and his wife Veronika Belovich (Director of Sales and Marketing - her father is Bazis International tycoon owner in their home country Kazakhstan) and architect Roy Varacalli,.... and it's obvious the next generation - Jonathan Gold - shouldn't be in this line of business.
http://urbantoronto.ca/forum/thread...-rosario-varacalli.4829/page-147#post-1179849

Thus,.... look for Bazis Canada to ride off into the sunset back to Kazakhstan around 2022,... Bazis President Michael Gold (in charge of financials) will retire or go back to operating clothing stores,.... yeah, his only qualification in being a real estate developer is his marriage to the daughter of a Kazakhstan tycoon real-estate developer! Before that, Michael Gold was just selling blue jeans and t-shirts! How confident are you in Bazis' financials now???
