Primont Homes has submitted an Official Plan Amendment to the City of Vaughan for the construction of a residential community on Islington Avenue north of Steeles. The site, named SXSW Condos, is located in the community of Woodbridge, is currently zoned for mid-rise mixed-use development, however, the developer is seeking re-zoning to allow for four residential towers and 11 townhouse blocks on the 31.5-acre site.
If approved, the first phase of towers would rise 19 and 22 storeys from a shared three-storey podium. Located on the eastern end of the site fronting on Islington Avenue, the towers house 379 condominium units ranging from 607 ft² to 1,270 ft² in area. 135 three storey townhome units, designed by Vaughan-based RN Design, will also be constructed toward the west side of the community. An additional two towers with 384 units are proposed as a second phase for the project, located directly to the south on Islington Avenue. No retail or office spaces are included within the current development plans.
A three-level underground garage is proposed to house 1,090 parking spaces, keeping in line with the Vaughan Metropolitan Centre guidelines that parking should be located below grade. Hiding the parking underground allows for an approximately 2,000 square metre community space to be positioned in the centre of the site. Landscaped using native trees, shrubs and vegetation, the community space is meant to complement the Humber River valley lands to the west of the development.
Designed by Quadrangle, the western facade of the towers employs wavy, continuous rows of balconies while the eastern side features a flat facade with a series of inset balconies. The plan indicates that the first 6 levels will be clad using masonry and precast materials, however, this choice and other material selections will not be finalized until after the official plan amendment is approved and a site plan application is put forward.
