The owners of the Toronto-Airport East Holiday Inn near Pearson International Airport have submitted a Site Plan Approval application to expand the existing hotel with an 11-storey mixed-use addition. Connected to the Holiday Inn on the north side of the property, the new building would add 205 new hotel units and 60,720 ft² of office space to 600 Dixon Road, at Martin Grove Road, and the eastern entrance to what is already Canada’s second largest employment zone.
Designed by IBI Group, the building employs double height stepbacks starting at the eighth storey level on both the east and west elevations, creating a pyramid-shaped massing. A glass and spandrel window-wall facade is broken up by a zig-zagging grid of protruding white precast panels, adding visual interest and emphasizing the shape of the design. A glass atrium connects the new building with the existing 5-storey structure, acting as a lobby for both the office and hotel components. Two levels of underground parking with 292 spaces will replace the surface level spaces that will be lost during construction.
Two other new Holiday Inns are currently in planning in other parts of North Etobicoke. With Pearson Airport's passenger traffic growing steadily every year for the past several years at a rate of 5-8%, it’s a possible indication of why the area’s hotel owners are looking to expand capacity.
