A little over one year since Concert Properties conducted a ceremonial ground breaking at the Etobicoke site of their Kip District project, the master-planned community's first tower is now rising high above Dundas Street West, a short distance west of Kipling subway station. Designed by Page + Steele / IBI Group, the Kip District's 28-storey 'Kip One' tower is well on its way towards its final height, now reaching 22 storeys.
We last checked in on the project's construction back at the start of May, when forming was in progress for the 9th floor, or the 5th tower floor above the building's 4-storey podium volume. In the roughly ten weeks since, 13 additional floors have been formed, and work has begun on cladding installation, which now covers a large portion of the podium and tower.
Recent images reveal that Kip One is being finished in a a dark-tinted window wall system framed in black mullions. The first elements of the tower's precast concrete accents are now also evident, wrapping around the northeast and southwest corners of the tower to form an irregular grid.
With the sold out first phase growing steadily, phase two of the community is gearing up for a summer release. This 24-storey tower will include one bedroom, one bedroom + den, and two bedroom condominium units, while a design by architects Quadrangle will add another architectural voice to the nascent community. The choice to employ different architects on the community's towers may serve to add some visual variety to the project, preventing the monotonous conditions often created by single-architect master planned communities.
