Located at the northeast corner of Lawrence and Birchmount in Scarborough, the five future buildings that make up Lalu Canada's evo Condos + Towns represent the major international company's first foray into the Toronto market. Last month, the project's first renderings offered a preliminary glimpse at some of the buildings to come, with the recent site plan submission to the City of Toronto providing a more complete overview of the project.

Designed by Toronto's Kohn Partnership Architects Inc., the Scarborough development will see a 12-storey mid-rise front Lawrence Avenue east of Birchmount Road, with four stacked townhouse buildings placed along the remaining edges of the site. Encircling a mid-block green space, the five buildings shelter the communal area from the surrounding streets. 

Meanwhile, the 12-storey building will also animate the Lawrence Avenue sidewalk through the introduction of a 378 m² retail space. In addition, a 777 m² space has been given over to the local freemason lodge currently occupying the site. The new lodge will be housed below grade.

The site plan submission also outlines the project's breakdown of units. Of the 280 suites, the majority will be two-bedroom units, with 149 (53%) homes planned. The remaining units will be divided between 89 (32%) one-bedroom and 42 (15%) three-bedroom units. 418 underground parking spaces are also planned, covering a spot for each suite, plus spots for the retail component and the freemasons.

Replacing the defunct car dealership that currently fronts the corner (below), evo Condos + Towns will add significant density to a gradually evolving part of the city. For Taiwanese and Chinese developer Lalu, the project is also the company's introduction to the Canadian market.
