Following the Greenland Group's much-publicized entry to the Toronto market with the Entertainment District's two-tower King Blue condo-hotel, another major East Asian developer is coming to the GTA. This time, the Scarborough intersection of Lawrence and Birchmount—a spot begging to evolve through redevelopment—is the site of the first Canadian project for Taiwanese and Chinese company Lalu, represented in Toronto by Lalu Canada

Located at 2180 Lawrence Avenue East, the master planned community is now being marketed as evo Condos + Towns. According to the City of Toronto's development applications site, the proposal calls for a 12-storey condominum building fronting the northeast corner of the intersection, with smaller blocks of stacked townhomes situated away from the streets.

With a notice of the site plan application published on the City's website on October 25th, more specific details of the project are yet to emerge. Nonetheless, Lalu Canada's marketing materials provide a first glimpse at the project's townhouse component (above).

Meanwhile, the taller condominum building would replace a former car delearship that fronts the corner. While street-level retail units could encourage greter pedestrian activity, the condominium building above introduces density to the corner while bringing a more urban typology to the area. Available via Lalu Canada's website, renderings of the condominium depict 12 and 15-storey volumes (below), though this may represent a a slightly older iteration of the project.

With the southwest corner of Lawrence and Birchmount already home to a similarly scaled street-fronting building, and the northwest corner seeing the development of VHL's 2150 Condos, the project will contribute to the neighbourhood's ongoing urbanization. Beyond the intersection, the area's scattered 20th century brick apartments and houses are now being joined by today's glassier counterparts, which are gradually filling in a more urban character.
