Just north of St. Clair West, a dense stretch of Toronto's Avenue Road will be joined by the 19-storey 609 Avenue Road. Designed by Richmond Architects, the State Building Group and Madison Homes condominium is set to begin construction this Fall, adding 161 homes to Midtown Toronto's Deer Park neighbourhood. Located on the east side of Avenue Road—and just southwest of Upper Canada College—the project features a variety of one to three-bedroom suite layouts, which range in size from approximately 510 ft² to over 1,700 ft².

With the start of construction now fast approaching, many of the project's smaller one- and two-bedroom units are already sold out, leaving the focus on the larger suites, including the luxurious 'Terrace Collection' of three-bedroom floor plans. Occupying the tower's upper levels, these suites feature relatively unobstructed views of the city, while a rooftop amenity terrace (seen below) provides a more communal space above.

While the investor-oriented one-bedroom units that dominate much of the Toronto condo market typically sell strongly during pre-construction, larger suites are more often bought directly by end users closer to completion. In particular, more family-oriented suites like those found in the Terrace Collection tend to be favoured by end user purchasers. Although 609 Avenue features a number of three-bedroom suites—profiled earlier—that are not part of the Terrace Collection, these terrace suites represent the project's largest homes.

Ranging in size from 1,543 ft², these units feature multiple outdoor spaces, recreating the ambiance of single-family homes. At the smaller end, Suite 3H (above) features an east-facing balcony/terrace that spans the length of the units, while the master and second bedroom face out onto a second balcony, giving each sleeping area direct access to an outdoor space. At 1,597 ft², the slightly larger Suite 3D (below) offers a similar configuration. In this case, however, only the master bedroom faces onto the smaller—and entirely private—second balcony.

Finally, the 1,751 ft² Suite 3J (below) is the project's largest remaining floorplan. Found on the tower's uppermost floors, the east- and south-facing unit is almost entirely enveloped by outdoor space, featuring an east-facing balcony/terrace and a south-facing balcony.

Located where the Deer Park and Forest Hill neighbourhoods meet, the project, which features interiors by Tomas Pearce, is set to rise amidst some of the most impressive homes in the country. While the nearby single-family houses have become prohibitively expensive to all but a very select few, the condominium suites offered in the Terrace Collection represent an attempt to bring elements of luxury ground-adjacent homes—particularly outdoor space–into a high-rise typology.
