Following an October 2015 application for an Official Plan Amendment and Zoning By-law revision to permit redevelopment of the site for an 8-storey mid-rise apartment building at 3655 Kingston Road, marketing materials are revealing further details about Scollard Development Corporation's The Guildwood. Located on a 0.7 acre site just west of Eglinton Avenue ends in Scarborough, the Gabriel Bodor Architect-designed development would be among the latest in a string of recent mid-rise additions to Kingston Road.

Occupying 59 metres of frontage on Kingston Road and 39 metres of frontage on Muir Drive, and currently occupied by a concrete block and stucco car wash building, the project will rise eight storeys, with condominium units occupying the first seven floors, and amenities found on the 8th floor. The Guildwood is proposing a total of 96 residential units, in a mix of 1 bachelor unit, 56 one bedroom units, 38 two bedroom units, and 1 three bedroom unit.

The eighth storey amenity area—dubbed 'Guildwood Club' in marketing material—will contain 272 square metres of indoor amenity space including a fitness centre, party room, and a fully-equipped kitchen for hosting gatherings. In addition to a restricted-access mechanical room, the upper level will also host a landscaped outdoor terrace amenity area with views of Lake Ontario and the surrounding neighbourhood , providing 1,035 square metres when combined with ground floor outdoor space.

An underground parking garage would serve the development with a total of 106 parking spaces, divided between 87 residential spaces and 19 visitor parking spaces. 72 bicycle parking spaces will also be provided in the garage for residents (28 spaces at the P1 level and 72 at the P2 level), with 14 additional spaces provided at grade level for visitors.
