Plans for a large-scale rental and retail development in Toronto's Six Points area are evolving, as developer Main and Main apply for Site Plan Control. Now known under the working title of Dundas & Aukland for its location on Dundas just west of Kipling Avenue, new renderings are revealing a revised look for the 40-storey Diamond Schmitt Architects-designed development. (The project was formerly referred to as Aukland House during preliminary planning stages.)

The latest images reveal an evolved design with a greater focus on street presence, highlighting the project's 50,000 square feet of retail space occupying three levels of the podium. The updated images show a departure from the project's previous exterior expression, but with an unchanged massing from the previous design. Atop the retail podium, the tower portion of the development will offer a total of 376 rental apartments. Of them, an ample amount of family-sized units will be included, with 128 two-bedroom layouts comprising 34% of units, and 30 three-bedroom layouts consisting of 8% of units. Average sizes for 2-bedroom units will be 813 square feet, while the average size for three-bedroom layouts is an impressive 1,088 square feet, generally larger than can be found in central Toronto. The project will also offer an abundance of studio and one-bedroom units, with 36 studios making up 10% of the unit count, and 182 one-bedroom units making up the remaining 48%.

The project will also include landscape and urban design elements overseen by SvN Architects + Planners, with interior spaces appointed by U31. Located at the Kipling Station, Dundas & Aukland would place its residents within range of three different modes of public transit; the west-end subway terminal of TTC's Line 2 (Bloor-Danforth), GO Transit's adjacent station, and Mississauga's MiWay surface transit network on Dundas Street. (Its subway terminal will be moving here from Islington Station in the next few years.)
