In recent months, we've introduced Devron Developments' The Vanguard, a 25-storey condominium planned on Yonge Street in Thornhill, just beyond the Toronto city limits. Targeting LEED Gold certification, the family-friendly development is also one of the relatively few new high-rise projects in the GTA to offer four-bedroom units, providing a valuable infusion of higher square footage housing to the market. While our previous editorials covered the sustainable design and spacious suite configurations, The Vanguard's amenities are our focus this time, with recently released renderings giving us our first glimpse of the building's communal areas.

Designed by Kirkor Architects, the project will feature interiors appointed by II BY IV DESIGN, along with landscaping by Strybos Barron King. The outdoor terrace could prove The Vangaurd's most attention-grabbing amenity area, with the 7,000 ft² space set to feature community vegetable gardens, an outdoor culinary center, dining and BBQ space, and an open lawn. A screen of trees will also separate the active spaces from more private areas, allowing for a mix of programming.

Alongside the showpiece outdoor terrace that will top the podium, the project will also include a theatre room, library, and several multi-purpose spaces. In addition, a children's playroom—featuring an interactive 3D sculptural element—will provide a valuable amenity for young families. Ample health and exercise facilities will also form part of the amenity area, with both indoor and outdoor yoga studios (seen below) joining The Vanguard's fully equipped gym and sauna space.

The project's units range in size from 522 ft² to 3,500 ft², with one to four bedroom configurations available. The suites will feature 9' and 10' ceilings, integrated appliances, and insulated, highly energy-efficient Vista windows. As part of the area's redevelopment, a new public park will be built between the tower and the adjacent residential community, giving both residents and neighbours a new outdoor space. Meanwhile, the tower itself will also feature 12,000 ft² of new retail space fronting Yonge Street, replacing the strip plaza that previously occupied the site.
