Owned by AIMCo and Oxford Properties, 50-year old Yorkdale Mall has gone through several phases of renovations, in recent times in 2005 with a $110 million expansion, followed by another $220 million, 145,000 square foot one that started in 2011 and opened in 2013. Now the mall is growing again with a new $331 million, 298,000 square foot expansion that will bring Nordstrom along with 40 other retailers by the fall of 2016.

Urban Toronto has been following this project closely since the announcement of this expansion was made. Now, recent photos posted on our forum give us a look at the quickly rising structure on the east-side of the mall. Designed by MMC Architecture, the building is now making its way in stages to ground level and above, as the first of 4 levels is taking shape as seen in the picture above, on the southeast corner of the site.

Further north by the SilverCity Theatre, work has progessedt as far. Two levels of underground parking that will add 800 spots have just been started here; these will compensate with the loss of spaces from the garage which was partially demolished for this addition. In the picture above, we can see a freshly-poured part of the lowest floor, within which pillars that will support the upper floors are emerging. The north parking garage located just behind has been closed to the public and is only being used by mall employees, along with providing storage space for construction materials on the uppermost level.

The style of the future addition, of which glass is a significant component, will bring a modern touch and contrast with the existing mostly concrete and brick surrounding buildings. Up top a 69,000 square foot green roof will extend the roof's lifespan and reduce atmospheric heating. A 30,000 square foot rooftop solar photovoltaic panel installation will generate clean electricity for use by the mall, and help qualify Yorkdale for a LEED silver certification.
