UrbanToronto has been closely following the construction of Plaza's Ivory on Adelaide, a 22-storey Hariri Pontarini Architects-designed condominium tower nearing completion on Adelaide Street just east of Sherbourne. After watching this project grow from day one out our office windows, (it just happens to be next door to us), we finally took our first tour inside the new development earlier today for a first-hand taste of the building's amenity spaces, suites, and of course, the views.

On the east side of Ivory, work is under way on the finishing touches for a mid-block connection to link Adelaide Street with an east-west laneway that runs north of the building over to Ontario Street.

This laneway serves as the service and vehicular entrance at the rear of the building. Bicycle parking, the entrance to the building's underground parking garage, and loading docks can all be found along the laneway frontage.

You can access the lobby from here at the back too, while the main entrance will be off the yet-to-be-completed courtyard at the front of the building.

Stepping into the lobby, you find yourself in a light, airy, welcoming space. Like all other interior common areas in the building, the lobby is designed by Bryon Patton and Associates.

Immediately adjacent to the lobby, residents of Ivory's 358 condominium units will have access to a voluminous party room. You can see the entrance to the party room on the right hand side of the image above. Below, we take you inside this large amenity area, which features lounge areas, a fireplace and a bar.

The party room's focal point is the expansive marble fireplace, which sets this space's theme of black and white with its wavy striations. Floors and furniture add warm-toned accents.

Further up the tower, another interior amenity space is taking shape. Work on Ivory on Adelaide's exercise room is still in progress, with drywall having recently been installed in the space. In a few months time, residents of the new development will fill this space with activity—of course after the installation of treadmills, ellipticals and other fitness gear.

Another amenity space in-the-making can be found on the building's 12th floor. Crews are currently adding the finishing touches to Ivory's outdoor amenity terrace, which sits a dozen floors high, and will offer residents impressive views to the north, east and south.

The first move-ins for Ivory are slated for November 4, and Pre-Delivery Inspections PDIs) are already well under way. While work on the condominium suites on the tower's upper floors progresses, most of the units on the building's lower floors are now ready for occupancy, or soon will as final touches are taken care of in advance of the PDIs.

One of the more interesting features of these suites on the building's lower floors are the balconies, which are inset behind white precast concrete piers. This differs from units on the building's "tower floors", where balconies are less sheltered, and clad in fritted, bird-friendly balcony glazing.

The views from Ivory on Adelaide are a story all on their own, and we will return tomorrow with a look at the views residents of the upper floors will be treated to from their new condominiums.
