Residential developments come in all shapes and sizes, and while much focus is put on the splashier high-rise projects, not everybody wants to live up in the sky. Smaller boutique-style condominium developments are an increasing segment on offer in Toronto, looking to fill the market demand for those who would prefer to spend less time in elevators.

Just southwest of the King and Bathurst intersection, Fieldgate Homes90 Niagara is just such a building, and it will add 45 residential units in a 5-storey, Giannone Petricone Associates-designed condominium to a quieter corner of the King West neighbourhood.

With the sales centre for 90 Niagara now open, images have been released of the model suite designed by Bryon Patton and Associates. The suite gives potential buyers a springboard for the design possibilities in the project's suites, which range in size from 560 square feet to over 1,200 square feet and start in price from the mid $300,000s.

The model suite has been appointed with furniture and art to complement the features that come standard in all of the building's units, including prefinished engineered hardwood flooring and flat panel interior doors with chrome lever hardware.

Loft-style master bedrooms at 90 Niagara will feature sliding glass doors, as well as ample closet space.

90 Niagara features kitchens with European-style flat slab, soft-closing cabinetry, quartz countertops with quartz backsplash and ceramic tiles, stainless steel appliances and under-cabinet valence lighting.

The model suite also contains a study area, outfitted in the image below with a clever wallpaper featuring stuffed bookshelves to complement the workspace.
