With the flurry of cranes dotting the downtown skyline, it is quite easy to overlook developments occurring in other parts of the city. One such development, situated in an area that has undergone extensive recent development, is Lindvest Properties' Brownstones at Westown, on Sheppard Avenue West near Weston Road, a brownfield regeneration site.

With transit accessibility becoming ever more important to homebuyers, the Brownstones are well situated. Despite being a distance from downtown, the site is still very accessible for commuters who use public transit, with two frequent TTC bus routes and the future Union-Pearson Express stop at Weston GO station all within a short distance from the community. The 400, 401, and 409 are all close by for those who drive.

Another advantage Lindvest likes to emphasize about their Brownstones development is its placement in a mature neighbourhood, with important local institutions like schools and hospitals already built, along with shopping centres, restaurants and green space. This should relieve homebuyers of any apprehension that would exist with a new development.

Location and nearby amenities of a development are one part of the entire package. Equally important is the structure and living space. This is where Lindvest's Brownstones becomes interesting. Designed by RN Design, the development features a "stacked" condominium design with one- and two-level designs.

The Brownstones are notable for they eschew traditional apartment or condo design in that every unit has its own private entrance. Homeowners will not have to share a common hallway or lobby to access their home. Lindvest's Joseph Alberga remarks that this "owning your own entrance" design is unique to this kind of development and is drawing lots of interest from would-be condo buyers. He adds that the increased security is also a welcomed side-effect afforded by this design.

Walking into the model suite, one is greeted with a clean, contemporary white look on behalf of Lux Design. The entrance immediately opens up to the living and dining areas, with access to the patio beyond. Even with full-size furniture there is still plenty of room to maneuver and maintains a nice flow and airiness. Entertaining would be no problem for this home.

The open living area tightens up to a long hallway that is terminated by the second bedroom. The hallways allows access to the rest of the suites' amenities, including the washroom, bathroom, mechanical closet (which also houses the laundry machines) and master bedroom. The master bedroom is roomy with a large closet and deep alcove, perfect for an additional workspace.

The second bedroom is long and though a bit narrow. It has a closet and the view from the door allows you to see straight to the other end of the suite.The high ceilings deter from feeling cramped, while the long window allows ample light in, brightening the space.

Mr. Alberga notes that the development has attracted many buyers who were looking at purchasing a high-rise condominium suite. He attributes the great value of the suites along with the low, 19 cents per sq. ft. maintenance fees as some of the main factors behind the intense interest.
