Since the $84 million first phase of Oxford Properties’ revitalization and expansion of Square One commenced in January 2013, a revamped food court, elevators, and new common area finishes and retailers have appeared. Phase two, which was started in the summer, began with a northwest expansion of the mall. The City of Mississauga has now approved plans that will allow for a southwest expansion too, one which will also allow for the redesign and redevelopment of the surrounding city blocks.

The southwest expansion to Square One will be anchored by a new 120,000 sq.-ft. Holt Renfrew with another 75,000 sq.-ft. of space for additional retailers. The new expansions, representing a total investment of $320 million, incorporate a re-working of the surrounding mall roads. What is now a larger parking lot will be carved up with a new park, landscaping, and a new road. While more parking will be directed under the mall expansion into a new garage, the new road “Main Street” will run south to meet City Centre Drive, where it will then continue south to Burnhamthorpe Road, ending at Webb Drive.

This new street will cut down the scale of the street network into smaller blocks, to begin to replicate what the finer grained road network that is commonplace in more traditional downtowns. This segmentation will calm traffic, in turn produce a much more walkable environment.

New development is slated for the land south of the mall on either side of Burnhamthorpe Road with Baif Developments proposing new residential buildings on two parcels. That proposal will be able to move ahead with the plans for the new north-south road now in place. We will report more on those plans when there is more available.
