Toronto’s inner suburbs from the pre-amalgamation era are densifying at a pace never seen before. Though much of this growth has been facilitated by market demand in a soaring housing climate, certain localized factors like transit certainly play a major role. Just over a decade old, the truncated TTC Sheppard line, derided in its infancy as a ‘stubway’, has actually proven a major catalyst in the growth spurt along this suburban artery. As important as they are in spurring development, subway lines aren’t the only transit options drawing home buyers to Sheppard Avenue East. Only a few hundred meters southeast of the Sheppard subway’s eastern terminus at Don Mills Station, a spaghetti interchange between highways 401 and 404 serves as a hub for a different brand of commuter. Located seconds from two major highways as well as a subway station, Monarch Corporation’s Heron’s Hill is a development that caters to public transit users and motorists alike.

The project consists of three Graziani+Corazza Architects-designed towers rising to heights of 25, 38 and 30 storeys, respectively dubbed Legacy, Ultra and Yorkland. Since our last update Legacy and Ultra have both been completed, and retail units fronting onto Sheppard are now occupying and open for business.

With construction on the first two phases wrapped up, work is now focused on the final 30-storey tower dubbed Yorkland.

Currently standing at 22 storeys, the building is gearing up for its topping off a couple months from now, marking the completion of a project several years in the making. In the photos below, we take a look at Yorkland's ongoing construction.
