One of the largest multi-year residential projects in all of Toronto is Emerald City, by internatioal developer the El-Ad Group. The site on the south side of Sheppard Avenue and east of Don Mills Road, has been home to Greenwin and Verdiroc's Parkway Forest "tower in a park" community for 40 years. Emerald City will remove all of the existing 7-storey rental buildings on the site while maintaining five 17-storey buildings, and intensify use on the resulting freed-up land with replacement rental buildings and new condominiums. 

UrbanToronto member Cruzin4U took this picture from the top Fairview Mall's southwest parking deck across Sheppard Avenue from the site. The image shows the first brown brick rental building poised to come down on the right:

Residents of those buildings have first right of refusal on the rental units in the two new buildings shown flanking Parkway Forest Drive below, at the other end of the walkway leading from Fairview Mall:

On this master plan of the site, these two 8-storey buildings are indicated as A2 and D1.

Emerald City Master Plan

Once residents have moved out of the existing rental building above, it will be torn down to make way for Emerald City's first condominium phase, indicated on the plan above as A7 and A8. As indicated by the more refined plan below, the first phase will have direct access to the Don Mills subway station exit.
