Where are Developers Moving to next in downtown?

While we have discussed undervalued areas and other trends in real estate, I want to know what is the next area, for the smaller developers (think 6 to 10 stories)

Freed mainly did King West - where to next?
Brad Lamb did a bit of King West and some King East - any new areas?
Same with Streetcar. Queen East and a little bit around Ossington/Gladstone.

I know this is a difficult question but I would love to hear what people think/know.

I think we're looking at a pretty huge transformation.

Thanks. I had heard from a couple players heavily involved in development that there were one or two additional downtown areas that developers were going to enter. They wouldn't elaborate further. I assumed if it was so secretive it wouldn't be the east waterfront. But maybe that is it.

West toward Etobicoke and those motels...you got the best of both worlds...parkland and close enough to the city for entertainment.

yep, if i was a betting man, it'll probably be Mimico, Long Branch, Sherway and the Queensway ...... already started seeing the beginning of it with The Hive and IQ Condos & Lofts.
