I understand if they intend to live there themselves. I have lived in several southern exposure apartments over the years and I would never do it again. Keeping cool in the summer, especially with large windows, is very difficult regardless of your HVAC system, and you can't enjoy the view or the light if you have to keep your blinds closed. I can leave mine wide open all day in my northern exposure windows - I actually enjoy more daylight than I used to.


That’s a great point. Although in a trophy home situation like this, it kinda defeats the purposes if you don’t get to tower over the city and lake from your bed or couch...
 
I'm not sure how up to date or accurate the information is, but the website for The One lists all of the sold and available suites. A few weeks ago I went through all of the floors and recorded the data. As of April 16, the total number of units sold was 265 out of 416, which is 63.7% sold. However, the units that have sold are primarily the smaller units. Here is the sale breakdown data by section:

- Floors 19 through 48 (the Tower section) where there are 10 units per floor, they are 88% sold
- Floors 49 through 61 (the Upper Tower) where there are 6 units per floor they are 18% sold
- Floors 62 through 76 (the High Rise) where there are 4 units per floor they are 8% sold
- Floors 79 through 81 (the Lower Penthouses) where there are 2 units per floor they are 0% sold
- Floors 82 through 85 (the Penthouses) where there are only 4 units spread across 4 floors they are 50% sold

So, if you look as the sale data as % of condo area (excluding the multiple mechanical levels throughout the building and the hotel and retail portions), the building is 48.8% sold. Assuming price per square foot rises by floor, the building is likely below that % on a total dollars to sell out basis. Clearly the retail and hotel portions should be included in the calculations for this building as it is a meaningful % of the building and likely has attractive economics - I just couldn't find the data.

That's not how most projects work though. % sold is % of residential units sold.
 
The old Hew’s Kitchen building is getting closer to being ready to move.

That building isn't moving. They are just supporting it and the dig will go on underneath it. The logical option would be to move it to the south corner but it's not happening.

Not according to the arch docs. It should be moving next to the existing building to the south.

I'd suggest that at 85 stories ain't nothing ever going to diminish views no matter which direction one faces. The view to the north will be expansive and breathtaking, especially at night.

These pics are from a 50th floor unit in downtown. I'd much rather have these east and north views than either south or west. And to a point above, unless you're interested in baking to a dried crisp all summer long it's best avoid a west face. Been there, cooked that.

I agree south views from the Penthouse down to many floors below will have spectacular views of downtown. But it all comes down to taste. However, if living on the water the last view I'd want is of the lake. Black ink at night.

You’d think that, but high enough up and you can see the entirety of the Golden Horseshoe. Hell, from the 19th floor, with only a partial south facing and at Bloor, I can make out buildings in Buffalo and Casino Niagara on clear days.
