Those townhouse-like buildings we were talking about could have been actual townhouses. Plus there are houses on the other side of the hydro corridor.
They were built as offices about 20+ years ago. There are a number of similar projects sprinkled around Mississauga i.e. near SQ1 at Rathburn & Hurontario and Erindale GO station.
 
Etobicoke Creek east and the south side of the Transitway is Toronto to Renforth. Similar to Steeles for Toronto & York there.

From the photo above, MT route 35 & 87 will return to using Eglinton as normal routing shortly and not use the Transitway during the detour like they have been. A lot of riders will be happen with the return to normal routing.

The 403 was to follow the hydro corridor route until it was kill and why housing is to the south of it and why there is industrial/commercial north of it. Under the flight path as well.

I have only known commercial in those so call townhouse since a few contractors had their offices there that I dealt with.

There is a lot of land unused for commercial and will take decades to get it fully built out.

Talking to various land owners and management for the area next to the Transitway, they stated 95% of workers came from 416 or outside Mississauga to work in their building back in 2004. A number had no clue that there was going to be a Transitway next to their buildings or land.

Renforth was projected to see 10-15,000 riders at peak time back in 2004 by 2030, but I felt it would be in the 5-6,000 at best. Bulk of riders were to be GO Transit with MT having about 3,000 at best.

Based on numbers back in 2004, you were looking at a bus every 50 seconds, but those numbers turnout to be system wide after the EA was done.

If and when the Transitway gets extended both ends, it will play a lager role in moving people than it will for the next decade or 2 as is. Sq One will be a bottle neck until that area is built right for the Transitway.
 
I am sure there are thousands, if not millions, of people clamouring to live in the shadow of Hydro corridor....especially if you can abut a major international airport at the same time ;):) There may be a few reasons that residential is not being built there.....and high density residential may need a height that is not feesible even if there was demand for it.

The Transitway would have few height restrictions because of flight paths, except for just south of the airport. From link.

As for the hydro corridor, that can be put underground. Like they did with the hydro lines under Sunnyside Beach, moving them out of sight when they built the Gardiner Expressway, and later the high-rise condos east of the Humber River.

Those condos in this picture are close to if not next to the underground hydro lines.

Yep....the further you get from the airport the more likely you are to see housing....funny how that works.


Probably zoning regulations and the fact that the transitway wasn't there back then. Also the hydro corridor isn't that wide: the houses aren't that far from the area in question.

that kinda capacity won't be needed anytime soon. but eventually it will be needed so i guess its ok to consider lrt conversion now, for now I love the transitway and the flexibility it offers.
 
GO Transit has announced that its buses will serve Renforth Station starting November 22:

  • Starting November 22nd, GO bus service is moving into Renforth Station making it easier to get to, from and across the City of Mississauga with the Transitway’s 18km of rapid transit.

    • This means that GO bus routes 19 & 40, along with some MiWay and TTC buses, will now stop on the lower level of Renforth Station, instead of on the street.
    • Westbound GO buses will stop at bus bay number 4. Eastbound GO buses will stop at bus bay number 5.

Why couldn’t Renforth Station have just been built as a normal at grade bus terminal? Wouldn’t that have saved a lot of time? What disadvantages does a normal terminal have compared to the one in place now?

You forgot about the Eglinton West LRT extension, which would connect at the Renforth Station. The station would get much bigger use then.

The below-grade terminal allows buses to avoid several lights. With the ramps to Eglinton and Renforth, it's a quick, straight run to Highway 427 or up towards the airport for GO Transit and Miway buses. It's also an easy in-and-out loop for TTC buses.
