Toronto 5 Raglan | 100.34m | 28s | Goldman Group | Richmond Architects

Just to be technical about it, City Council approved sending reps to the OLT on April 3 to declare support for the settlement, but is asking that the OLT withhold its final approval until a number of line items have been resolved. So, final approvals are close…

Do you happen to know what those line items that need to be resolved entail?

*Just my two cents*
It just seems very drastic in height considering its location is on the interior of the main intersection: 1486 Bathurst (18 stories), 530 St Clair (19 stories), 500 St Clair are (23 stories) .
Groove on Vaughan is coming in at 15 stories, Oben Flats was completed at 9 floors. Though Foret is coming in at 36 stories across the street, it at least has major streets as buffers.
To have something at 28 stories at so close proximity to other properties separated by 1 lane alleys is super aggressive for the neighborhood.
The shadow study already looks horrendous.

there are approvals on Raglan already for 28 storeys so not sure why it would be a problem here.

Raglan House is approved directly to the north at 28 storeys and 10-32 Raglan directly across the street is also approved for 28 storeys.

Site has been cleared

Demo permits were issued here, clearly......... curiously, I see no sign of any building permits even applied for....

Is anyone informed about any circulation developments in the vicinity, particularly concerning these alleyways?
A lot of density coming in, and with increased congestion, are there any considerations for converting Raglan into a two-way street or widening the highlighted lanes?
The current traffic flow is problematic not to mention the parking issues in these lanes.
