Toronto 4804-4812 Yonge Street | ?m | 1s | Dov Capital

Sure like maybe a half sibling for Bazis' Emerald Park twin towers,... o' that'll be somewhere else in North York Centre,... if only I can remember,...

Since this building is temporary and this site is owned by City of Toronto, who'll specify only office building be built here (with underground TTC bus terminal) in 10 years,.... that site directly north (4822-4828 Yonge with 2-storey old structure) that last hosted a McDonalds,.... technically has "a lien" on it,... it's privately owned (zoned for office/retail) but needs very expensive repairs to bring it up to code,... thus, it's currently un-rentable and apparently un-sellable (up for sale last year). Thus, I would expect that building to remain totally empty for a long time,.... though, it would serve well as a temporary political campaign office,... hmmmm,.....

It recently served as temporary political campaign office for Willowdale’s successful Provincial MPP candidate:

Next, this space might host a Chinese restaurant; but the rest of the building is pretty much useless for anything unless there’s major repairs to bring it up to code

The 7-Eleven that opened at the corner site almost 6 years ago will be permanently closing on July 13

Is it too early to place a bet on the new store being a Bubble Tea or Asian Noodle place?

It's interesting to note that they have what appears to be a self-serve kiosk. I don't think I've seen any taco bells with this yet.

There is also a notice for a liquor application posted near the entrance. What kind of taco bell is this?

That’s MY kind of Taco-Bell!

Taco-Bell tried to roll out their Cantina (beer serving) Taco-Bell last summer but first one didn’t open until this Spring in Hamilton. In US, some Cantina Tac0-Bell also serve slushies spiked with rum/tequila!

Remember that blank wall/corner behind the counter in my previous post,.... hmmmm,...

On a community note, within the last year, there’s been a number of medicinal weed places popping up in the Yonge-Sheppard area; community members, local ratepayers groups & councillor’s office have been trying to shut them down via the Police - but really cat and mouse game as they just pop up elsewhere nearby,.... anyways, with legalization soon, the Taco-Bell and McDonald’s here should profit: “Legal Weed May Be A Windfall For McDonald’s And Taco Bell”

An HSBC? Wow, that is certainly going to generate some excitement on this corner. /sarcasm

On a more positive note, the Taco Bell is now serving alcohol.

7-11 that closed last July at northwest corner of Yonge & Sheppard will be replaced by HSBC Bank.

Also, the Mother Of All GO-Bus Shelter seems to have died,....

So I guess HSBC is not coming. The old 7-11 space has been vacant for almost 3 years. I wish the next store would excite me!

HSBC Bank is still coming - I'm expecting bank interior construction to start a month or so after current lockdown is over.

Delay over the years mainly due to zoning change required and appeal - during pandemic:
- 1992: Previous Canderel 29-storey mix use from 1992 only allow ground floor restaurant, retail store and personal service shops - no banks allowed!
- 1997: City expropriated land for Sheppard STUBway construction
- July 2006: City converted public laneway behind site to private laneway and lease site with private laneway to DovCapital
- July 2007: 63 parking for proposed food court with 9 stalls reduced to 10 parking then zero for current configuration (reasoning cited both times that its above subway station)
4804Yonge_FoodCourt_3Units.PNG

- Sept 2019 HSBC Bank agrees to rent space
- Feb 2020 Committee Of Adjustment grant variance zoning change to allow bank on this site,... which was appealed to TLAB/OMB by the adjacent property owner to the north!

Private property owner to north appeal because corner this site has no on-site parking:
- so drivers looking for (free) parking are constantly parking illegally on private rear parking of appellant property - which is now blocked off with cinder blocks (liable - tripping hazards BTW)
- drivers, especially food delivery drivers picking up at McDonalds & Taco Bell constantly park illegally on the Public Laneway behind appellant property - call Parking Enforcement and they're gone by the time Parking Enforcement arrives
- apparently, this parking issue is negatively affecting Appellant from renting their retail space
- Also note, the private laneway behind this site are gated off - delivery trucks often off-load on Yonge St or Sheppard Ave because it's easier and faster than going through that gated private laneway

Anyways, TLAB/OMB concur with Committee of Adjustment decision to allow rezoning for bank so HSBC will start interior construction soon.
