New to the AIC is this application for a 10s building located at 22-28 Richlieu and 47 Stadcona. This is the immediate vicinity of Wilson/Bathurst, and close proximity to highway 401, just to the south.

Off-site Parkland Dedication is proposed, no site identified.

Of note are 3, at-grade retail units, somewhat unusual for a suburban site not fronting a major road. I'm actually not sure if that makes sense here, and requires further thought.
 
For the off-site parkland acquisition, I think expansion of this largely unimproved park site on Touraine makes the most sense:

It's relatively close to this site, unfortunately the 401 exit ramp is a significant barrier to a convenient connection here.

Community is already screeching about this destroying the community, all the traffic it will bring, and how we don't need more people here.
