4155 Yonge Street

Applicant: 2519371 Ontario Inc. c/o Green City Development Group

Proposal: 11-storey residential building on the western portion of the site.

Status: The applicant circumvented the City's planning process and appealed to the Local Planning Appeal Tribunal (LPAT), now known as the Ontario Land Tribunal (OLT), immediately prior to the February 2018 community consultation meeting. OLT case management conferences were held on October 26, 2021 and May 4, 2022. A case management conference was held on October 26, 2021 and another has been scheduled for May 4, 2022, with a hearing date set for September 19, 2022.

On October 14, 2021, a settlement offer was presented to the City, followed by an official resubmission a few months later. The revised plans proposed to reduce the building height and increase the setback from the toe-of-slope.

City Planning's Request for Direction report recommending support of the revised application was adopted by City Council on May 11, 2022. I successfully moved motions directing staff to work with the applicant to reduce the impacts of the mechanical penthouse on the surrounding neighbourhood and to look at completing the missing sidewalk link on William Carson Crescent.

This building is 2 or 3 storeys too high for this area and adjusting the mechanical penthouse will not make that much of a difference. Hopefully they complete the missing sidewalk east of Yonge so that pedestrians can walk to Yonge safely.

14 storeys were not appropriate for this neighbourhood? Lol who is NIMBYing this one up it is surrounded by other towers and parks.
