622 total parking spaces - 6 underground levels, 3 above-ground levels, and 5 spaces at-grade. 400 bicycle parking spaces spread over most car parking levels.

Also note that the architectural steel mesh structure on the roof is not included in the 176 metre height.
 
Assuming a lot of that parking will be for the office component. Still seems way too high: 1,470 sq.m. office space works out to about 100 employees. So 100 cars + 1:1 parking ratio for the residential would yield 488 spots. Seems like too much is being proposed.

Correct. I believe the 3 above-ground levels are designated for the offices, and the 6 underground levels are for residents and visitors.

Who is the architect here? Corbett is a planner. What an odd project all around- parking is way off as is the unit count for 58 stories- who builds a building with only ~6 units a floor?
Architect is SVMA (Studio Veronica Madonna Architects, Toronto)

The office component makes the parking requirement skyrocket. I can see this being removed, or the parking requirements amended by the town for this particular area.

Floors 8-40 (32 floors) have 8 units, floor 41 has 4 units, and 42-58 (17 floors) have 6 units. Averages 7.92 units per floor.
 
We almost need a thread for the multiple developments proposed in the Oakville ‘Midtown’ redevelopment area. Oakville has a draft plan envisioning 70,000 plus residents, it looks as if most developers are going to test all of this before the LPAT, so the outcomes are certainly going to be interesting. In a congested area, this large area of redevelopment is going to test a lot of assumptions of the general populations ideas of how they wish to live.
 
I like the zigzag balconies but I’m a little scared this will go the way of a particular pervert on building.
This is definitely an upzoning exercise, and what seems to be an amateurish one at that, not a real proposal for which you should be getting attached to the architecture. Not enough makes sense here.

Very thin building here at 15m width for the tower. Typical is between 19-22m wide for a rectangular floorplate. I think this is why the unit count is low, with the site dimensions playing a roll with the narrowness.

Not the insurance broker currently listed as the proponent!

I think we can safely bank this as zone and flip.
