Yah. This is more or less a clean slate, no previous development pressure has really been in this area and it is a part of the area identified for the midrise avenues plan. There is no precedent really to refer to; this project is precedent-making.

Of course. I think it gives the street nice aesthetic too. I think it will be a great addition.

Actually, not really much of a precedent,.... this site borders on the Sheppard Avenue West Commercial Secondary Plan Area which extends eastward to Beecroft which allows up to 5-6 storey.

From the 1995 to 2000, the same developer proposed 1,610 then 1,260 then 1,387 then 1,165 units for this site,.... in 2000 OMB eventually granted them 1,032 units for this site,... but now developer starting again by requesting for 1,765 units,....

This proposed bird killing magnet getting chopped,.... seriously window curtains at valley ridge???? NOTE: Cadillac Fairview's 5-6 storey Yonge Corporate Center just 2km down the valley been subject to lawsuit by EcoJustice for all the birds it kills.

We don't put the same kind of glass on buildings any more. Instead of highly reflective "mirror" windows, any building that eventually goes up here will have to have frit on its windows to a minimum of 12 metres above ground, and as high as there is adjacent tree canopy.

That's a pretty stodgy-looking clump of corpulent urbanity. Looks old and antiquated before it's even been built.
