This is in the best location as Gerrard Square and future subway station are west, Wagstaff Drive is north and a huge park and Little India are to the east.

In its current form, absent a compelling render, I have to say 'No'.

Its an eyesore with a poor grade expression.

I'm fine w/the idea of gentle density here, but build something attractive.

No overhang out front, attractive brick cladding, deeper setback at the 5th floor, and a bit of architectural flourish, and we're good to go.
