Toronto The Residences at Central Park | 105.9m | 31s | Amexon | Core Architects

Still an open case at the OMB

Thanks drum.

For those interested, the case is listed here. Nothing has happened since the prehearing in November 2012. The developer is cheesed that council rejected their proposal without them being able to receive and respond to comments from various departments/agencies. They want a ruling on their revised proposal, which has eliminated a residential tower, reduced the tower heights, total units and FSI, and provides more land to increase the size of the adjacent park.

In 2013 it was reported that the City and the developer had hammered out a compromise, with a third less residential than originally planned, and the tallest tower now 31 storeys…

but as nothing has happened since, I'm inclined to think that we will see another redesign before Amexon proceeds. The wheels will start turning again when Amexon starts applying some gas.

Looking at Leslie-Sheppard development threads just reminds me that the ongoing farce of Leslie subway-Oriole GO linkup is still undone. Maybe the City is waiting to push on this until they can figure out how to clear out and monetize Oriole Works Yard?

1200 is just an empty lot. 1220 looks to still be occupied.

This project is interesting with it's parking allocations.. It provides the *maximum* amount of parking allowed under the by-law. That's over 2,000 spaces here provided, 1.0 per 1 bed, 1.3 per 2 bed, and 1.5 per 3 bed, plus 0.1 per unit visitor, 4/100sm retail, and 2/100sm office.

That is above rates you typically see in suburban Mississauga.. and right on the subway to boot.

By comparison the minimum in the by-law, which is still quite high as most projects today get lower rates set through rezoning, is a little under 1,500 spaces. So it's oversupplying by almost 600 spaces.
