118 Sumach Street - Renovation and 3rd floor addition (B Sq. Design Studio??)

To alter the existing two-storey mixed-use building by constructing a partial rear third floor addition with a rooftop deck, a front second floor balcony, and by performing interior alterations in order to convert the rear portion of the ground floor retail space into a second residential dwelling unit

This is a great project that should add a lot to the area and the living unit on the upper levels looks killer! The main level is going to have an independent coffee shop (one of the better known ones) and hopefully a good sized patio on Shuter Street assuming that the city doesn't put up too much of a fuss. And the addition of a garage style door on the front along Sumach along with the separate entrances to the rental units along Shuter should really liven up what is now a bit of a dead zone, especially at night. I wonder if the ground level rental units are going to be live/work with the potential of converting to retail at a later date? Pix taken 3 June 2015.

I'm excited for this - I was trying to guess what this would be for a while. The New Regent Variety store always reminded me of what i'd expect to see in a convenience store in The Road. Dust on everything and that smell... (that said, the neighbourhood could also benefit from a new convenience store. Sweet Marie is terrible and keeps the most inconvenient hours).

I am a landscape architect but I am not this project's architect.

The coffee shop will be the 2nd location for Broadview Espresso.
 
Really excited about this project, not only because it represents the rejuvenation of RP, but because it proves that this sort of upward addition is actually viable in Toronto. This is the exact sort of starter building I'm tasking my realtor with finding. Hoping to do something similar. Great job, Will Hudson.

Have lived in the hood for 12 years now.
It's great to see the changes in Corktown and to be a small part of it as well.
