I'm comfortable with a building of equivalent height to 18 Yorkville. I've said that repeatedly. This one is too tall, too tacky, and shadows area green space.

Development will be compatible with the heritage buildings, protect views of the Fire hall tower, and minimize shadow impacts on Stollery Park.

The proposed development at 1 Yorkville goes 0-3 on each of the criteria set out in the Official Plan.

Heritage- it makes a mockery of the street level. It resembles the 'New York, New York', casino facade in Vegas.
Fire Hall- the tacky podium engulfs the street but it's unclear what impact it has on the views of the Fire Hall Tower
Shadow- I need to see the study but considering it is taller than 18 Yorkville I assume it casts a shadow on the park (does anyone have a link to the study?)

It is a complete disaster aimed squarely at Non-Occupying-Owners, or 'NOO' with no consideration given to preserving or enhancing the character of the neighborhood.

Opinions are one thing, but your attempt to be factual was proven to be factually wrong on all counts. You went 0-3 on your evidence based argument. Aren't you accountable for this? Pesonally I am thrilled to see the Yonge Street frontage restored.

From a very personal perspective i typically gravitate towards shade, unless its very cool and crisp. But a point tower doesn't block the sun for very long regardless how tall it is. Its all about trade-offs. Few things thrill as much as seeing a block of Victorian townhouses on Yonge getting restored, and this seems to be the only way. There are very few places to build tall in Toronto - Yonge & Bloor is suitable IMO.
 
No doubt it is the most creatively designed tower after one Bloor. But it should have been 6-8 floors taller.
 
Another 10 floors and I agree this could have been iconic. At this height, while still nice... it will fail to change the skyline and contribute greatly in the way a larger 650ft+ tower can do.

they don't worry me - too much concern over shadows. This is a big city, shadows are ineveitable - unless of course we should move back to low rise sprawl.
