One of the streets I most hate in the city is Dufferin north of Eglinton (south of Eglinton could use some major help as well). Bring it on.
 
Nice to see pockets of North York outside NYCC get this kind of density. While the renderings are somewhat dull, the massing and land use plans are sweet for the area. These should be fairly affordable as well, given the area, but only a few minutes to Lawrence West and even bikable to downtown if one is ambitious.

I am very interested to see this--so much of what has happened in terms of "avenues" development in the 416 doesn't seem to work very well. But this looks pretty good.
 
Why don't developers ever put in inner courtyards? Those buildings would be much more palatable, not to mention could sell for more, to a larger group of people, if they had natural lighting from both sides of the building. Instead what you get is a massive solid block of apartments, supported by en even larger solid block as a base.

they do surround a public park. (see the site plan in the first post)

Wonder if the slowing condo market is causing a delay with this development?

Note: This project is extremely preliminary. Arch is undertaking conceptual planning. Owner is seeking City Council approvals for rezoning. Design is expected to proceed through late 2009 and early 2010. Schedules for Working drawings have not been finalized. Tender and construction schedules will be set early Summer, 2010. Further update late Spring, 2010.

Project: proposed mixed-use development which will include 1,180 residential units and 15,200 sq meters of commercial space. This development will be built in three development blocks; The Westerly parcel (block 1) will have 8,500 sq meters of office space, 6,700 sq meters of commercial space and 1,300 residential units. Proposed for this block are a seven storey podium along Dufferin St. and the east end of block one, connecting to nine and fourteen storey condominium apartment buildings which will front Dufferin St and the east end of Lawrence Ave. Located at the intersection of Dufferin St and Lawrence Ave are three 24 storey towers. This block would include a four level underground parking structure with 1,510 spaces. The Easterly parcel (block 2) will consist of two condominium towers with 580 units, which will have a total area of 37,800 sq meters. These buildings will rise from a seven storey base and will be 10 storeys for the northern building and 14 storeys for the southern building. This block would include a three level underground parking structure with 567 spaces. Block Three proposes construction of a public park abutting the existing Dane Parkette. The project is expected to include 133,500 sq meters of residential space, 6,700 sq meters of commercial space, and 8,500 sq meters of office space.
