To be honest, I had a fairly good inspection and turnover. I had about 30 issues in the suite including many of the ones that you listed. However, I have been quite happy with the customer service at Concert. They have addressed almost all issues. I only have a couple of scratched floorboards...

If you are on the 8th-10th floor then the master bed configuration would most likely not be the same since you would be style C9 and my unit is D16. Regardless, in my master bed there is an outlet on the east facing baseboard south of the pillar.

Yes, there should be a socket on the south side and on the west side on the base boards close to the pillar. See photo.

Concert will grant access to the unit for the appraisal post-pdi. They understand the requirement for the lender to have an appraisal done prior to finalizing mortgage details.

There is also the factor that some units at the north end and at the south end of the building have very large outdoor spaces. Those units should fetch a nice premium.

Yup, its facing the internal courtyard brick wall. If it's priced right it will sell. Though I would use this as a rental property given that I don't know many people who would like to live opposite a wall. http://www.realtor.ca/propertyDetails.aspx?propertyId=13822185&PidKey=659259161

I conducted my post occupancy PDI today. I also found the unit to be a little dirty but not crazy dirty. I emphasized to the Concert rep that they really need to make sure the carpets a spick and span as well as the bathrooms. I didn't want to see any sign of paint spakle on the floor or on the...

For those of you who have had appraisals done for your mortgages, have your appraisals come in over or under the purchase price and by what margin?

I received the statement of adjustments from my lawyer yesterday. If I'm reading it right closing costs as far as the builder is concerned are approx $5k.

That's right since there is no 'interim occupancy' and we are moving to 'final closing', if anyone has a mortgage, an appraisal must be done prior to the closing date. The appraiser will need access to the unit. I just called the property manager and she doesn't seem to have a clue. They said...

Anyone know how to schedule 'appraisals' for mortgage purposes? Can this be done at the same time as the PDI?

Registration estimated for 3rd Week of September. Final Closings beginning 30 days after that.

I would say the most important bit of news is that they are expecting the building to be registered in the 3rd week of September with 'Final Closings' starting about 30 days after that. So if your interim occupancy date is October 20th or later you would go straight to final closing with no...

If most purchasers were aware of the costs associated with Occupancy fees upfront I am sure they would choose waiting for the building to be completely registered. It always boils down to money and most people would like to minimize their costs as much as possible. As for my "scam" comment, I...

Why should anybody be forced to occupy before a building is completely finished and registered? You are purchasing a product like any other. You would never purchase a car before it was painted and leather/fabric was on the seats. And pay for the privilege of using it (+ petrol) by paying...

I think he means that it's great news in terms of minimizing the length of the "Occupancy Period" in which owners have to pay rent to Concert until the building is registered. This amount is usually the interest payment on 80% of the unit cost at the current market rate. In my view this is...

What do people think are realistic occupancy dates at this point?

Yes, I have received a notice on the 'final tentative occupancy date'. However, as per Tarion, the builder should have provided a statement of critical dates. These are the dates that the builder must complete the unit by. Usually there's an 'inside occupancy date' and and 'outside occupancy...
