Plans for a multi-tower rental development have been advanced at 416 Mohawk Road East in Hamilton’s Thorner neighbourhood, where a proposal  designed by KNYMH Inc for Royal Living Development Corp would introduce three buildings rising as high as 20 storeys. Presented to the City of Hamilton’s Design Review Panel on April 9, 2026, the mixed-use development would rise in an area identified for higher-density growth on the Hamilton Mountain.

The 8,998m² site occupies the southeast corner of Mohawk Road East and Mall Road, with frontage on both streets and a current zoning of Neighbourhood Institutional. The parcel is situated where established residential areas meet commercial uses. The site is surrounded by a mix of low-rise homes, mid-rise residential buildings, an adjacent elementary school with a landscaped buffer, and a commercial plaza with extensive surface parking, while Mall Road functions as a retail corridor connecting to Lime Ridge Mall and nearby services.

The design has evolved through the City’s pre-application consultation process. Changes to the scheme include increased separation between buildings and enhancements to the at-grade commercial and pedestrian realm. Now, GSP Group has submitted the proposal to the Design Review Panel on behalf of the developer.

The plan organizes the site into three buildings arranged from north to south, stepping down toward Mohawk Road East. The 13-storey component would sit at the north end, the 20-storey centrally, and the 19-storey tower toward the south end of the site. Heights would range from 46.3m to 67.9m.

Across the three buildings, the development would deliver 575 purpose-built rental units, comprising 60 studios, 355 one-bedroom units, 128 two-bedroom units, and 32 three-bedroom units. A Gross Floor Area of 35,665m² is proposed, including 34,583m² of residential space and 1,082m² of commercial uses concentrated at grade to animate the public realm. Amenity space would be split between 1,075m² of indoor and 1,014m² of outdoor areas.

Parking is accommodated through a combination of a two-level underground garage and a two-storey above-grade parking structure in the base of the 20-storey tower. A total of 478 vehicular parking spaces are proposed, with 365 spaces allocated to residents and 113 for visitors. Bicycle parking is also provided with 476 spaces, including 415 long-term and 61 short-term spots.

Two elevators would serve the 13-storey tower, and three elevators each in the other two. This would result in a ratio of approximately one elevator per 57 units in the 13-storey tower, and roughly one per 75 to 79 units in the taller buildings, indicating reasonable service response times. The project is proposed to be built in three phases, beginning with the 19-storey building, followed by the 20-storey tower, and concluding with the 13-storey structure.

The site is along Mohawk Road East, a key east–west corridor served by local bus routes, while Mall Road provides connections south toward Lime Ridge Mall and surrounding commercial destinations. Regional connections are available via West Harbour GO station, located approximately a 17-minute drive to the north, or about 40 minutes by transit.

Development proposals are active along the Mohawk Road corridor. To the west, a 6-storey proposal is planned at 814 Upper Wentworth, with the Wellington Square redevelopment further west introducing buildings up to 11 storeys. More substantial intensification is proposed to the east at 499 Mohawk Road East, where a redevelopment would bring eight towers ranging from 8 to 25 storeys.
