Designed by BDP Quadrangle for Park Property Management, a mixed-use residential rental building is topped off at 265 Balliol Street on its south side west of Mount Pleasant Road. UrbanToronto last provided an update on in August, 2023, when construction had just begun on the tower-in-the-park infill location in Davisville Village where a row of low-rise rental townhomes had previously stood. Less than three years later, the project has reached full height, with the 27-storey tower now topped off and the crane removed.
Looking along Balliol Street in May, 2025, the tower had risen to 16 storeys, with the 17th floor partially formed toward the north end, and formwork and decking in place for the upcoming 18th slab pour. A crane is centrally positioned, installed in March, 2024, with the issuance of the above-grade construction permit having followed in September, 2024.
Moving closer, the four-storey podium features dark grey brick-embedded precast panels installed across much of the north and west elevations. Sections with tan insulation boards await final panel installation. Corner balconies at the northwest end remain in raw concrete. At grade along Balliol Street, white precast concrete panels define the base, framing future retail frontage, while temporary hoarding and scaffolding line the sidewalk.
Meanwhile, the east elevation of the podium had only limited sections of cladding in place along the second-floor slab, while large areas of exposed insulation await cladding on the fifth-floor slab. The transition to the tower is visible at the fifth-floor step-back. At grade, we see stacked staging of formwork panels and material pallets around the vehicular access point.
From a disrtant view in July, 2025, the uppermost floor is in being formed as concrete walls rise above the slab edge. Below, the building envelope is advancing up the tower, with sections of precast cladding already installed, introducing a grid of white precast alongside light grey panels.
By December, 2025, the 27-storey tower had reached full height, with the mechanical penthouse formed and framed behind a white precast crown element that caps the structure. The crane has been removed, and the building envelope is largely complete, with light grey precast panels on the tower levels (not precast brick as seen in the renderings) paired with a grid of white vertical and horizontal elements. Between these, a window wall system with dark mullions and louvres fills the openings. Projecting concrete balconies extend from two vertical stacks on each elevation, supported by temporary shoring posts.
In March, 2026, a construction hoist remained attached along the south elevation. At the fifth level, a reveal floor marks the shift from podium to tower, featuring floor-to-ceiling glazing, louvres, and a projecting white canopy, while a few openings remain temporarily infilled with plywood pending final glazing installation. Above, the window wall system with dark mullions is largely in place, and glass balcony guards have been installed, rising to roughly the 16th floor on the south and west elevations.
265 Balliol stands 91.43m and will deliver 233 rental units upon completion.
