Construction carries on at 12–24 Leith Hill Road, where Starlight Investments is adding new rental housing within an established tower-in-the-park community to the northwest of the Don Mills Road and Sheppard Avenue East intersection in North York. Designed by Architecture Unfolded, the infill development introduces a 9-storey mid-rise building alongside a series of three-storey stacked townhouse blocks arranged around the existing apartment tower on the property located west of Don Mills station and Fairview Mall.
Construction began in February, 2025. By August, 2025, activity was centred on subgrade work for the development’s single underground level. Temporary fencing and safety barriers line the perimeter of the excavation, with an access opening where a yellow and black tracked excavator is stationed along the edge of the dig. The crane erected deeper within the site rises overhead, hoisting a concrete bucket over a cement mixer truck parked near the 16-storey apartment building.
Along the west side of the property in early December, 2025, we see one of the stacked townhouse blocks. The three-storey structure shows sections of light and dark grey cladding installed across the upper and lower portions, respectively, with window openings fitted with black-framed glazing. The west elevation remains wrapped in protective white tarping. Excavators are positioned on both sides of the building, while the bare earth in the foreground marks the footprint where another block of stacked townhouses will rise.
Later that month, the mid-rise rental building reached four storeys, with formwork underway for the fifth floor. A grid of red shoring posts supports still-curing floor plates below. Perimeter safety railings and temporary fencing line the edges of the upper levels. The building’s massing includes a step-back above the first floor along the west side. In the foreground, construction materials and wrapped palletized supplies are staged across the site, alongside equipment including a green rotating telehandler.
From a distance, in February, 2026, the mid-rise has continued its climb. A construction hoist has been installed along the south elevation. On the uppermost level under construction, formwork panels and decking are concentrated toward the north end of the floor plate, while a worker stands at the south edge. Below, white tarping wraps sections of the recently formed floor.
This month, the three townhouse blocks are now visible running south to north. The southernmost block in the foreground has its exterior walls sheathed in wood panels and lined with blue weather-resistant barrier strips ahead of insulation and cladding installation. Projecting wood balcony slabs extend from the facades. Temporary guardrails line the rooftop edges. Construction fencing and hoarding line the site perimeter, while a green telehandler works further north on the more completed blocks.
Meanwhile, the mid-rise has climbed to seven storeys, with formwork and decking in place at the far north end for the eighth floor. A step-back in the massing is visible above the fourth floor, where parapet walls run along the south and east elevations. Along the east elevation to the right, we see projecting concrete balcony slabs.
Once complete, the project will deliver 160 purpose-built rental homes, with heights of 10.25m and 37.83m.
