A Minor Variance application has been submitted to the City of Toronto for a proposal at 100 Davenport Road in Yorkville, where Diamante Development is seeking approval following its earlier Ontario Land Tribunal-backed (OLT) permissions on the site. Designed by Scott Shields Architects, the 19-storey mixed-use condominium would retain its approved height, while introducing refinements to unit layouts, setbacks, and Gross Floor Area (GFA).
The site is on the southeast corner of Davenport Road and McAlpine Street, just north of where Bay Street meets Davenport, and is currently developed with a one-storey commercial structure and surface parking, operating as a sales centre. The surrounding area reflects a mix of mid- and high-rise residential and institutional uses.
Plans for the site have evolved over the past decade, beginning with a 39-storey proposal designed by Douglas Cardinal in 2015 that was ultimately refused for its height.
A scaled-back 19-storey scheme by Scott Shields Architects followed in 2021, leading to Zoning By-law Amendment and Site Plan applications that were appealed to the OLT in 2022. After revisions and a settlement with the City in 2023, the proposal was approved in principle by the OLT in March, 2024, with a final order issued in July, 2025. Subsequent design development has led to the current design, with Bousfields having submitted the Minor Variance application to the City of Toronto on behalf of the developer.
The revised proposal retains the approved 19-storey form, rising to 72m, while increasing total GFA to 11,246m². This represents a modest gain over the previously approved 10,738m², driven by an additional 508m² of residential space, bringing the residential component to 10,805m², while non-residential GFA remains unchanged at 442m². The Floor Space Index rises slightly from 8.31 to 8.71 times coverage of the 1,291m² lot.
The unit count increases from 43 to 46; the earlier scheme’s emphasis on three-bedroom layouts has been scaled back from 32 units to 18, while two-bedroom units increase significantly from 7 to 27, complemented by a single two-bedroom-plus-den unit and the removal of the one-bedroom-plus-den configuration.
Amenity provision has been expanded, nearly doubling from 202m² to 398m². Indoor amenity space would now total 317m², up from 105m² previously, with outdoor space adjusted slightly downward to 81m². The building would be served by three elevators, roughly one for every 16 units indicating prompt response times.
Parking supply would remain unchanged at 56 spaces across four underground levels, including 48 resident spaces, 3 visitor spaces, 4 for commercial use, and 1 car-share space. Bicycle parking increases marginally from 67 to 68 spaces, with 56 long-term and five short-term residential spaces, alongside seven non-residential spots.
Bay station is approximately 415m to the south, or about a 5-minute walk, while Rosedale station lies roughly 500m to the northeast, and Bloor–Yonge station is about 530m away, or a 6- to 7-minute walk. Surface transit is also available via the 19 Bay bus route.
The surrounding area continues to see a steady wave of intensification. To the north, Belmont House is advancing an 11-storey addition, while a series of mid-rise proposals are emerging to the west alongside 89 Avenue Yorkville, under construction at 20 storeys. To the northeast and east, several high-rise proposals are in play, including 931 Yonge at 33 storeys, 906 Yonge at 40 storeys, and 839 Yonge with towers of 41 and 49 storeys. South of the site, the 41-storey 50 Scollard is under construction, alongside proposals for 50 storeys at Yonge and Scollard and 63 storeys at 30 Scollard.
