The pipeline at a glance 

As of February 16, 2026, the public dashboard shows 3,683 projects in pre-construction. In the 10 regions of the Greater Golden Horseshoe specifically (Toronto, Durham, Halton, Peel, York, Hamilton, Simcoe, Waterloo, Wellington, and Niagara), there are 3,595 projects in pre-construction. In total, there is about 1.42 billion square feet of Gross Floor Area in pre-construction, and 1.11 billion ft² of which is residential GFA for 1.72 million units.

Despite the general slump in the market, the absolute level of construction intensity remains high. 187.7 million ft² of GFA is under construction for 644 projects under construction, of which 125.6 million ft² is for residential GFA for 225K units.
