Five towers at 60 storeys each are being proposed at 275 Westney Road South in Ajax. Among the tallest and densest development applications put forward in the Durham Region town east of Toronto, the proposal by The Westney Developments is for a mixed-use, predominantly residential development within the Major Transit Station Area (MTSA) of Ajax GO Station.
The mostly vacant site is within an industrial and commercial area on the east side of Westney Road South, just north of Bayly Street West, in southwest Ajax’s Ward 3, and is currently designated and zoned for Prestige Employment uses. Surrounding uses reflect this employment-focused context, with warehouse, light industrial, and service-oriented buildings prevalent nearby, with an industrial rail spur along the eastern edge. In recent years, this traditionally employment-oriented area has begun to transition, as intensification policies tied to the nearby GO station have encouraged higher-density redevelopment.
An earlier concept for the site in 2021 envisioned mid-rise apartment buildings in the 27- to 29-storey range, accompanied by townhouses. This current iteration with the lands now within an MTSA is proceeding through Official Plan Amendment and Zoning By-law Amendment applications filed in December, 2025.
The proposal lays out a dense, high-rise complex with five towers rising 60 storeys and 206.8m each. Four of the towers would rise from a shared, L-shaped, four-storey podium, while a fifth tower would stand separately with its own four-storey base. The podium levels are planned to accommodate amenities on each floor, alongside limited ground-floor retail and second-floor office space.
Across the five towers, the development would deliver 3,188 condominium units. The unit mix is weighted toward smaller households, with 1,728 one-bedroom and 1,460 two-bedroom suites, and no studios nor three-bedroom units proposed. Gross Floor Area is proposed at 253,600m², of which 251,700m² would be residential. The remaining 1,900m² of non-residential space would be split evenly between retail and office uses. The Floor Space Index would reach 14.0 times coverage of the 17,987m² site.
Vehicle parking would be provided through a combination of underground and above-grade facilities, with 1,514 spaces proposed in total. The development calls for three underground garage levels, supplemented by 255 spaces across three above-grade levels.
The site is approximately 950m south of the GO station, or about a 13-minute walk along Westney Road. The station provides connections to Downtown Toronto and destinations across the region. In addition to rail access, Westney Road and Bayly Street function as corridors carrying local and regional bus routes.
The proposal joins several other proposals and projects in the area. To the east, activity includes 72 and 80 Bayly Street West proposed at 18 and 23 storeys, 145–149 Kings Crescent proposed at 25 storeys, The Monarch Hills with five 25-storey towers, the Harwood Plaza Redevelopment featuring three towers ranging from 16 to 30 storeys, while Vision at Pat Bayly Square Phase 2 is wrapping up construction at 19 and 23 storeys. To the north, 190 Westney Road South is planned as dual 62-storey towers, while to the south, 425 Bayly Street West would introduce six towers between 50 and 60 storeys, alongside 493 Bayly Street West, proposed as two 62-storey towers.
