Plans have been filed for a new high-rise infill rental tower at 1980 Fowler Drive in the Sheridan neighbourhood of Mississauga, adding density to an existing tower-in-the-park apartment site. The proposal would introduce a 24-storey purpose-built rental building, while retaining the two existing 14-storey apartment towers on the property. Designed by Core Architects for Starlight Investments, the project reflects continued residential intensification close to the Sheridan Centre shopping mall.
A 2.69ha parcel on the east side of Fowler Drive, south of North Sheridan Way and north of Roche Court, the site is currently laid out in a tower-in-the-park manner with surface (as well as underground) parking, landscaped open space, a playground, and a basketball court. The surrounding area features a mix of high-density residential towers and retail plazas, with the Sheridan Centre to the west. A low-rise residential neighbourhood is across the street to the east.
Sajecki Planning has submitted Official Plan and Zoning By-law Amendment applications to the City of Mississauga on behalf of the developer. The proposal would place a new residential building in the easternmost corner of the property. The building would rise above a four-storey podium, reaching a total height of 87.3m. The tower floor-plate would be approximately 900m², and minimum separation distances of 30m would be maintained between the new building and adjacent apartment towers.
The building would contain 285 purpose-built rental units. (Across the broader property, the existing towers bring the combined total to 617 rental units.) The Residential Gross Floor Area would total approximately 19,800m², with no additional retail, office, or institutional space. The project would achieve a Floor Space Index of 4.16 times coverage of its severed development parcel.
Indoor and outdoor amenity areas would total 1,738m². Interior amenities total just over 600m² across the first and fifth floors and at the rooftop level. Outdoor amenity areas would be provided at grade, on the fifth floor, and on the rooftop. The building would be served by four elevators, equating to roughly one elevator per 71 units, equating to prompt service when all elevators are in operation.
Below grade, four levels of underground parking would accommodate 272 vehicle spaces, including 243 resident spaces and 29 visitor spaces. Bicycle parking would be provided at a total of 186 spaces, including 171 long-term and 15 short-term spots.
There are bus stops located a short walk away at the intersection of Fowler Drive and North Sheridan Way and at the Sheridan Centre transit terminal. Several MiWay routes are within a ten-minute walk, providing connections to the University of Toronto Mississauga campus, South Common Centre, City Centre Transit Terminal, and Clarkson GO station. (The GO station on the Lakeshore West line is approximately 2.3km southeast of the site.) Cycling connections are available via nearby multi-use trails and on-street routes, including facilities along Erin Mills Parkway.
Development activity is increasing in the immediate area. Further north, mid-rise residential buildings are planned along Mississauga Road, including a 12-storey proposal at 2935 and 2955 Mississauga Road. Immediately west of the site, the Sheridan Centre lands are slated for significant intensification, with approved phases including two new 15-storey residential buildings, as well as the broader redevelopment encompassing 16 buildings ranging in height from 11 to 29 storeys.
