A 17-storey tower is being proposed just a short walk west of Runnymede station. Designed by architects—Alliance for King Edward Investments Inc., Emma Nikola Potemkin Ltd., and 1028651 Ontario Ltd., the mixed-use development would rise on the south side of Bloor Street West in Bloor West Village, replacing a trio of low-rise commercial and mixed-use buildings within the Runnymede Protected Major Transit Station Area that was approved in August, 2025.
The proposal applies to an assembly at 2273, 2277, and 2279 Bloor Street West, situated just west of Durie Street. It is currently occupied by a three-storey mixed-use building containing a ground-floor Wine Shop and five bachelor rental units above, alongside two single-storey commercial buildings. The site is within Bloor West Village’s traditional main street area, characterized by one- to three-storey storefront buildings along Bloor, with low-rise residential neighbourhoods to the north and south.
The lands have a lengthy planning history. In 2013, Official Plan and Zoning By-law Amendment applications were filed for an assembly that included 2265–2279 Bloor Street West and properties on Durie Street. A 2015 settlement endorsed a 7-storey mixed-use building.
In April, 2025, a new consent application was submitted and approved in August, 2025, formally severing 2271 Bloor Street West from the retained parcel. Now, Bousfields has submitted a Zoning By-law Amendment application to the City of Toronto on behalf of the developer, with a Rental Housing Demolition and Conversion application to be submitted concurrently in relation to the five existing rental units.
The proposal calls for a 17-storey mixed-use building rising 55.5m. A two-storey streetwall would frame the Bloor Street West frontage. The development would deliver 6,659m² of Gross Floor Area, translating to a Floor Space Index of 11.07 times coverage of the 609m² site. Of this, 6,500m² would be devoted to residential space and 159m² to ground-floor retail. The 60 purpose-built rental units would consist of 10 one-bedroom units, 43 two-bedroom units, and 7 three-bedroom units. Two elevators are planned, one for every 30 units, indicating rapid response times.
There would be 123m² of indoor and 135m² of outdoor amenities, located at grade and at the mechanical penthouse level. A single underground level is proposed, accommodating storage lockers, a laundry room, a secure long-term bicycle storage room, and a bike repair area. No vehicular parking or loading spaces are included. Instead, the project would supply 74 bicycle parking spaces, comprising 62 long-term spaces in the basement and 12 short-term spaces in the rear outdoor area.
The property is approximately 210m west of Runnymede station, a roughly four-minute walk, and about 550m east of Jane station, placing it within easy reach of two stations on Bloor Line 2. Nearby TTC routes further support the corridor, all within a short walk. Dedicated cycle tracks run along Bloor Street West directly in front of the site as part of the City’s Major Cycling Route network (although those cycle tracks are under threat from the provincial government), with north-south bike lanes on Runnymede Road.
Mid- and high-rise proposals could reshape this stretch of Bloor Street West. Steps from Jane station, the 12-storey Bijou on Bloor is under construction, while 2453–2469 Bloor West proposes 16 storeys. To the east, The Howard Condos is proposed at 8 storeys. Further east toward High Park station, 1930–1938 Bloor West is planned at 19 storeys, and High Park Village envisions three towers ranging from 11 to 35 storeys.
