Revised plans have been filed for 2–20 Glazebrook Avenue, bumping the height from 34 to 38 storeys in Toronto’s Sherwood Park neighbourhood. Designed by Gabriel Fain Architects Inc. with KIRKOR Architects and Planners as Architect of Record for Gairloch Developments, the resubmission follows an Ontario Land Tribunal (OLT) settlement. It is framed within the site’s Major Transit Station Area context, located north of the upcoming Leaside station on the Eglinton Line 5.
The site includes multiple low-rise parcels fronting Glazebrook Avenue just west of Bayview Avenue. The assembled lands measure approximately 2,135m² and are currently occupied by a series of low-density residential dwellings. The surrounding area transitions quickly in scale, with low-rise housing along Glazebrook giving way to mid- and high-rise residential, commercial, and institutional uses along Bayview Avenue and Eglinton Avenue East.
Plans for redevelopment date back to 2022, when applications were first submitted for a 34-storey mixed-use condominium. The proposal was advanced through Zoning By-law Amendment and Site Plan Approval applications and later appealed to the OLT, leading to a negotiated settlement. The current resubmission builds on that approval, seeking a Minor Variance application.
The resubmitted proposal would rise as a 38-storey mixed-use condominium building reaching 130.67m, organized around a nine-storey podium, compared with the earlier 34-storey plan rising 115.24m. Residential density increased from 434 to 489 units. The updated unit mix would comprise 136 studios, 170 one-bedroom units, 129 two-bedroom units, and 54 three-bedroom units.
Total Gross Floor Area rose from 29,286m² to 31,245m², lifting the Floor Space Index from 13.78 to 14.63. Residential space would account for 30,898m², with ground-floor retail spanning 345m². The resubmitted plans would provide 809m² of indoor amenities complemented by 499m² of outdoor amenities. Vertical circulation would be served by four elevators, increased from three previously, translating to about one elevator per 122 units, indicating that high-speed motors would be required for adequate service.
Below grade, the building would be served by two levels of underground garage. The current proposal provides 46 parking spaces, comprising 40 residential spaces and six visitor spaces, compared with 91 spaces in the original submission. Bicycle parking expanded substantially, with 549 spaces now planned, including 441 long-term spaces for residents and 108 short-term visitor spaces, up from 466.
The site is located approximately 260m north of the future Leaside station, or about a three-minute walk, on the Eglinton Line 5. Bayview Avenue and Eglinton Avenue East are also served by multiple surface transit routes.
The proposal would rise within a rapidly intensifying stretch of Bayview Avenue. Immediately north, 1840 Bayview Avenue is proposed at 29 storeys. Close by to the south and west, 17 Glenavy Avenue is proposed at 39 storeys, and 1802 Bayview Avenue is planned to reach 46 storeys. Across Bayview to the east, 1837 Bayview Avenue is proposed at 25 storeys, and the Sunnybrook Plaza redevelopment has three towers ranging from 32 to 44 storeys. To the south, a cluster of high-rise applications include 545 Eglinton East and 1779–1787 Bayview Avenue at 35 storeys, 589 Eglinton East at 40 storeys, and 586 Eglinton East at 46 storeys.
