Plans have been submitted to the City of Toronto for the South Village phase of Bayview Village, advancing QuadReal Property Group’s broader vision to transform the long-established shopping centre at Bayview Avenue and Sheppard Avenue East into a complete, mixed-use community. The proposal seeks Official Plan and Zoning By-law amendments to permit two residential towers rising 44 and 52 storeys, designed by Hariri Pontarini Architects, and directly connected to Bayview station on Sheppard Line 4. Designed as the southern gateway to the 22-acre masterplanned site, the South Village would introduce new housing, expanded retail, and a network of public spaces.
The Bayview Village community occupies a prominent site at the northeast corner of Bayview Avenue and Sheppard Avenue East in North York, with the South Village positioned along the southern edge of the lands fronting Sheppard. A comprehensive masterplan envisioned by Giannone Petricone Architects reimagines the 22-acre property as two distinct neighbourhoods, connected by the existing retail core. The North Village, now under construction, represents the first phase of this transformation, introducing a 23-storey residential tower alongside two mid-rise buildings, a new, open-air retail promenade, and a 3,725m² public park. The South Village phase is planned in the southwest corner of the site adjacent to Bayview subway station.
The South Village application covers 1.45-hectares and would deliver a total of 77,341m² of residential Gross Floor Area alongside 4,667m² of non-residential space, resulting in a Floor Space Index of 5.67 times coverage of the south development parcel. Indoor amenity space would total 1,614m², complemented by 1,698m² of outdoor amenity areas, with a planned urban park and adjacent POPS (Privately-Owned Publicly-accessible Space). Below grade, three levels of parking would accommodate 316 resident spaces and 165 spaces for commercial and visitor use with a direct connection to Bayview TTC subway station. Active transportation is supported through the provision of 732 bicycle parking spaces.
The proposal's built form is two residential towers rising 44 and 52 storeys from a shared seven-storey podium. The podium would be set back from the street to expand the public realm, framing an active and comfortable street-level environment along Sheppard Avenue. Ground-related retail units and outdoor patios would animate the sidewalk. Above, the towers have been refined into slimmer profiles with improved separation distances, allowing for greater sky views and a less imposing presence along the corridor. On the north side of the building, a well-defined porte cochere would serve a double-height residential lobby, establishing a strong sense of arrival.
A network of POPS would extend the broader public realm strategy. The project would be directly adjacent to a new urban park and publicly accessible open spaces envisioned in the masterplan, contributing to a total of 1.2 acres of parkland across the site.
The development will include a direct, weather-protected connection to Bayview station on Sheppard Line 4, linking residents and visitors directly to the TTC's city-wide network and access to the regional GO transit system.
The South Village introduces 1,074 residential units across a mix of suite types, with an emphasis on efficient, optimized layouts with generous outdoor space. One-bedroom and one-bedroom-plus-den units together account for just over half of the total, while two-bedroom suites make up roughly one-third of the mix. Average suite sizes range from approximately 520 square feet for one-bedroom units to about 890 square feet for three-bedroom layouts, resulting in an overall average unit size of 654 square feet.
The South Village integrates closely with the existing Bayview Village shopping centre, building on the shopping centre's extensive retail renovations already underway.
