Plans have been filed to redevelop 250 Roehampton Avenue with a 59-storey purpose-built rental tower in Midtown Toronto, replacing an existing 11-storey apartment building currently on the property. Designed by BDP Quadrangle for Starlight Investments, the project would rise within walking distance of Mount Pleasant station on the soon-to-open Eglinton Line 5 and within its Protected Major Transit Station Area. It is also walking distance to Eglinton station on Yonge Line 1.

The site is on the north side of Roehampton Avenue just west of Mount Pleasant Road. The property is currently occupied by The Ambassador, an 11-storey rental apartment building containing 92 units, with surface parking. The surrounding area features a mix of older slab-style apartment buildings, newer high-rise infill development, and nearby open spaces, including Redpath Avenue Parkette.

The existing apartment building forms part of Midtown’s postwar rental stock, developed at a time when the surrounding area was characterized by lower and medium-density residential uses and generous surface parking. Bousfields has now submitted Zoning By-law Amendment and Rental Housing Demolition and Conversion applications to the City of Toronto on behalf of the developer.

The proposal entails a 59-storey purpose-built rental tower rising 199.71m. A podium ranging from one to six storeys would define the Roehampton Avenue frontage. A total of 711 rental units are proposed, including 619 new market-rate units plus 92 rental replacement units to offset the existing supply on site. The unit mix would include 197 studio units, 337 one-bedroom units, 116 two-bedroom units, and 61 units with three or more bedrooms. The building would contain 48,233m² of residential Gross Floor Area, resulting in a Floor Space Index of 15.37 times coverage of its 3,139m² lot.

There would be 1,546m² of indoor and 731m² of outdoor amenities distributed across the ground, second, and 45th floors. Vertical circulation would be handled by six elevators, equating to approximately one cab per 119 units, indicating that high-speed motors would be required for adequate response times.

Below grade, the building would be served by four levels of underground garage containing 295 vehicular parking spaces for residents and nine for visitors. Bicycle parking provisions include 320 long-term spaces and 73 short-term spaces.

Eglinton station is located about 700m to the west, or a 10-minute walk. Mount Pleasant station on the upcoming Eglinton Line 5 is much closer, approximately 150m south of the site. Surface bus routes operate along Eglinton Avenue East and Mount Pleasant Road, while cycling connections are available nearby on Broadway Avenue, with links extending to the Kay Gardiner Beltline Trail to the south and the Sherwood Park multi-use trail network to the northeast.

The proposal would join an increasingly dense high-rise cluster in the Mount Pleasant–Eglinton area. Immediately north, 124 & 136 Broadway calls for 30 and 36 storeys, while the 37-storey Untitled Toronto is under construction. Eastward, 299 Roehampton is planned as a pair of 59-storey towers, while to the west, construction is underway at the 50-storey 170 Roehampton, with nearby proposals at 141 Roehampton reaching 58 storeys and dual 61-storey towers planned for 150 Eglinton Avenue East. South of the site, proposals include 191 Eglinton East at 52 storeys, 808 Mount Pleasant at 61 storeys, and 245 Eglinton Avenue East with towers planned at 60 and 65 storeys.
