Four towers make up the first major development application within the Bronte GO Major Transit Station Area (MTSA) in Oakville. Designed by Turner Fleischer Architects for Northbridge Investment Management, the project would replace a single-storey warehouse site in the Oakville West industrial area with a mixed-use community of 25 to 35-storey predominantly residential towers.
The MTSA was established through Oakville’s Official Plan Amendment 41. The framework envisions a gradual transition from warehouses and industrial operations to a compact, transit-supportive community. This represents the first private application to move forward under this new policy direction. The 2.36-hectare property at 2172 Wyecroft Road is a long, narrow, irregularly shaped lot the south side of Wyecroft to the immediate west of the vast surface parking lot for Bronte GO and its access road. Currently home to three single-storey commercial and light industrial buildings surrounded by surface parking, industrial uses occupy adjoining lots to the west. North of the site are office and employment buildings along Wyecroft, with the Lakeshore West rail corridor running directly to the south.
The Official Plan Amendment, Zoning By-law Amendment, and Draft Plan of Subdivision applications for the proposal call for two blocks, accessed by new roads, one extendeing southeast from Wyecroft Road parallel to the station's access road, with another new public road that would extend to the southwest from it, separating the proposal's blocks. Each block would feature a U-shaped six-storey podium with two residential towers above, for a total of four towers rising 25, 28, 32, and 35 storeys, or 88.02m to 117.93m.
In total, the development proposes 1,616 residential units distributed between the two buildings, with 980 one-bedroom, 583 two-bedroom, and 53 three-bedroom layouts. Seven elevators in the north block and six in the south block makes for roughly one elevator per 121 to 125 units. High-speed motors would be required for efficient service, but one more elevator in each block would make for more acceptable wait times.
The project encompasses a Gross Floor Area of 143,113m², translating to a Floor Space Index of 8.18 times coverage of the lot, including 139,752m² of residential space, 2,347m² of retail, and 1,015m² of daycare facilities. The ground-floor daycare would include an outdoor play area, while retail units are planned along the corners of each podium. Residents would have access to 3,053m² of indoor and 4,595m²of outdoor amenities. Indoor facilities would be distributed across all four towers, with outdoor spaces taking the form of landscaped rooftop terraces atop the six-storey podiums.
Four levels of underground parking are planned below each building, containing a total of 1,757 spaces, including 1,475 for residents and 282 for visitors, commercial users, and the daycare. Bicycle parking entails 1,209 long-term and 407 short-term spaces for residents, along with four retail and two daycare spaces near ground level.
The site's limits are roughly 60m from the GO station’s western entrance and 200m from the main building. Served by the Lakeshore West line, the station is supported by eight Oakville Transit bus routes, plus GO Bus Route 18 connections to Burlington and Mississauga. Wyecroft Road is identified as both a signed bike route and a multi-use trail in Oakville’s Active Transportation Plan, and new trail links are planned to extend direct cycling access between the development and the GO station.
Most nearby properties remain industrial or commercial in use.. Southeast of the GO station, the South Oakville Centre Redevelopment is advancing plans for a nine-storey seniors’ residence and a series of townhouse blocks. Across the QEW/Highway 403 to the northwest, mid-rise activity includes the six-storey Ovation at Encore under construction, alongside proposals for 1354 Bronte Road at six storeys and 1372 Bronte Road at eight storeys
