Atria Development has submitted a Pre-Application Consultation Request for a 30-storey mixed-use tower at 185–187 Queen Street East in Brampton’s Downtown East. Designed by Kohn Partnership Architects, it would rise within the QUE-2 Kennedy Major Transit Station Area (MTSA), and contribute to the growing intensification transforming the Queen Street East corridor.

On the south side of Queen between Trueman Street and of Kennedy Road, the property is currently vacant, in an area transitioning from older low-rise commercial and residential buildings toward higher-density urban development. Surrounding uses include small retail and service establishments along Queen Street, with established residential streets to the south, and emerging mid- and high-rise proposals to the east and west.

Blackthorn Development Corp. has submitted a Pre-Application Consultation Request on behalf of the developer to the City of Brampton. The proposal outlines a 30-storey mixed-use tower standing 96.8m, anchored by a four-storey podium fronting Queen Street. The massing introduces a defined street-wall with commercial space at grade fronting Queen.

The development would deliver 300 residential units of unspecified tenure, organized across a total Gross Floor Area (GFA) of 19,626m², translating to a Floor Space Index of 12.37 times coverage of the 1,586m² lot. Residential GFA would account for 19,418m², complemented by 208m² of commercial. The proposed unit mix includes 35 studios, 162 one-bedrooms, 70 two-bedrooms, and 29 three-bedroom units. The 296 suites would be served by 3 elevators, for a ratio of elevator for every 99 suites, indicating acceptable service when all three elevators are operating.

Resident amenities would total 988m², divided between 451m² of indoor and 537m² of outdoor area. Indoor amenities would occupy portions of the ground and fifth floors, including a fifth-floor terrace atop the podium. Vertical circulation would be supported by three elevators, equating to one per 100 units. Below grade, a three-level garage would house 80 parking spaces, including 50 for residents and 30 for visitors.

The site fronts the busy Route 1 Queen bus corridor and is served by the Züm Queen BRT line linking Downtown Brampton to Bramalea GO station. A future extension of the Hurontario-Main Line 10 LRT is proposed to terminate at Brampton Gateway Terminal, about a 10-minute drive or bus ride away. The corridor also features continuous sidewalks, nearby multi-use trails, and planned cycling upgrades under Brampton’s Active Transportation Master Plan.

The project adds to the growing high-density development along the Queen Street East corridor. Just southwest, 125 Queen Street East is proposed at 40 storeys, while northwest at 132–142 Church Street East, a 14-storey building is planned. To the northeast near Kennedy Road South, several major proposals signal continued momentum: 241 Queen Street East with four 35-storey towers, 16 Kennedy Road North with towers of 32 and 42 storeys, 226 Queen Street East with towers of 35 and 47 storeys, and 10 Kennedy Road North planned at 48 storeys.
